10-Year Residency

Long-Term Resident Visa (LTR)

The LTR visa is Thailand's premium residency permit for high-net-worth individuals. It runs for 10 years without annual renewal and is the only Thai visa that offers a 17% flat-tax option on foreign-sourced income (instead of the progressive rate up to 35%).

Four Categories

  • Wealthy Pensioner: $80K/yr pension + $250K proof of investment, age 50+
  • Wealthy Global Citizen: $80K/yr + $1M proof of investment (assets, real estate, BOI)
  • Work-from-Thailand Professional: $80K/yr + 5yr professional experience, foreign employer
  • Highly-Skilled Professional: $80K/yr + credentials in STEM / Medical / Finance

Tax Advantage

LTR holders may elect a 17% flat tax on foreign employment income earned in Thailand — instead of the progressive scale of 5–35%. Overseas income earned before 2024 is generally tax-exempt.

Privilege Membership

Thailand Privilege Card (Elite)

The Thailand Privilege Card (formerly "Elite Card") is a paid membership programme granting 5 to 20 years of multi-entry stays. No proof of income required — just a one-time payment.

Packages

  • Privilege Entry (5yr): THB 900,000 — unlimited 1-year stays
  • Privilege Family: THB 1,500,000 — 2 adults, 5yr each
  • Privilege Ultimate (20yr): THB 5,000,000 — VIP airport, golf, spa included

Note: No Tax Benefits

The Elite Card offers no tax advantages. For tax-optimised residency, the LTR visa is the better choice. Elite = maximum convenience with minimal bureaucracy.

50+ Residency

Retirement Visa (O-A / O-X)

The classic retirement visa for persons aged 50 and above. Affordable, flexible, and widely used — though annual renewal and regular immigration office visits are required.

O-A vs. O-X

  • Non-Immigrant O-A (1 year): THB 800K bank balance OR THB 65K/month income · THB 1,900 fee
  • Non-Immigrant O-X (5 years): THB 3M bank balance OR THB 100K/month · THB 10,000 fee · no immigration visits for 5 years

A work permit must be applied for separately and is generally not available to retirees.

Startup & Tech Investors

Smart Visa (S, T, E, I)

The Smart Visa targets highly skilled experts, startups, and investors in BOI target industries (Tech, Biotech, Smart Manufacturing, Digital). 4-year duration, work-permit-free, with only a quarterly check-in at the Immigration Office.

Categories

  • Type T (Talent): Highly skilled experts in target sectors, THB 200K/month
  • Type I (Investor): THB 20M investment in approved Thai startup / BOI business
  • Type E (Executive): Senior executive in a BOI-promoted company, THB 200K/month
  • Type S (Startup): Founder with approved business plan + THB 600K capital

Capital Investment

Investor Visa (Non-Immigrant B-IB)

For individuals holding THB 10 Million in BOT-recognised securities (Thai government bonds, REITs, BOI-approved equities). Renewable annually as long as the investment is maintained.

  • THB 10M in: Thai Government Bonds, Bank of Thailand bonds, State Enterprise bonds
  • OR: Condominium purchase of equivalent value (combination allowed)
  • A separate work permit must be applied for (no automatic WP)

REIT Strategy

Thailand REITs (Listed Property Funds) can be used to satisfy the B-IB requirement — and can be combined with direct property ownership. Diversification keeps the capital productive while maintaining visa eligibility.

Digital Nomads & Freelancers

DTV — Destination Thailand Visa

The DTV (introduced 2024) is Thailand's answer to the digital-nomad trend. 5-year multi-entry, with stays of up to 180 days per entry — no obligation for annual renewal at the Immigration Office.

Requirements

  • Proof of remote income or freelance contracts with foreign clients
  • THB 500,000 bank balance or equivalent proof of income
  • Fee: THB 10,000 per 5-year permit
  • No right to work in Thailand — exclusively for foreign employers / clients

The DTV is ideal for individuals under 50 with a flexible lifestyle who do not meet the asset requirements of the LTR visa.
