Pattaya is the largest resort property market on the eastern shore of the Gulf of Thailand. It holds condominiums right at the water, villas in the inland districts and plots for a house of your own — and the spread between districts is wider than between some cities.

The region in numbers

About the region

Pattaya has grown from a fishing village into a city people live in all year: international schools, private hospitals, malls and a direct road to Suvarnabhumi airport. For the property market that means demand is not only seasonal but resident — from people who work here and raise children here.

Development runs as a strip along the coast and inland towards the Sukhumvit highway. Condominiums dominate near the water; further from the shore come estates of houses and villas. The price per square metre on the front line can be double what it is two kilometres inland.

Where it is

The region lies in Chonburi province, on the eastern shore of the Gulf of Thailand — about 120 km from Suvarnabhumi international airport and some 150 km from Bangkok by motorway.

Inside the region everything stretches along the sea: roughly 25 km of coast from Naklua in the north to Bang Saray in the south. The main axes are Beach Road and Second Road in the city, Thappraya and Sukhumvit further south and east.

Districts

The district is the next level below the region: each has its own type of development, its own residents and its own price level. Below are the catalogue districts; the figures on the cards come from published listings.

Some locations are sold on the market as Pattaya while administratively belonging to neighbouring districts of the province. The catalogue keeps the two apart: market geography in one field, administrative geography in another.

New developments

The off-plan market here is active, both along the coast and inland. Buying before completion follows the developer’s payment schedule, often interest-free until handover, and usually costs less than a finished unit in the same building. In exchange you take on the waiting time and the risk of a delayed handover — which is why we look at the developer’s track record and the stage of works, not only at the price.

Resale property

The resale market here is older than the off-plan one: buildings from the 2010s have been through a full cycle, and you can see how the building is maintained and how full it really is. You can view the unit and move in at once, but the choice of layouts is limited to what is listed, and the condition of the finish and appliances has to be checked separately.

Villas and houses

Houses and villas are concentrated in the inland districts — East Pattaya, Huay Yai, the areas behind Jomtien — and on certain stretches of coast. As a rule a foreigner cannot own land outright, so a house is usually held through a long lease of the plot or a Thai company; the structure is checked for each specific property.

Property prices

Price in this region depends first of all on the distance to the sea, the stage of completion and the quota the unit is sold in. The same floor area on the front line and two kilometres inland can differ several times over. Investment

The region draws investors through the combination of year-round tourism and a resident population: an apartment can work in both short-term and long-term rental. The return depends on the district, the building, the season and who manages the unit — there is no single figure that holds for the whole region, and quoting one would be misleading. How to choose a district

Districts are best compared not by ranking but by purpose: living here permanently, coming for the season, letting short-term or buying to resell. The same location can be excellent for one and wrong for another.

To live year-round

Quiet districts with established infrastructure and schools: the north of the region, Pratumnak, the inner streets of Jomtien. What matters is the hospital, the shop and a clear road rather than a beach under the window.

For a seasonal home

The front line and buildings close to the beach. The view, the pool and walking distance to the sea decide it; noise for a few weeks a year is easier to live with.

For short-term letting

The central area and Jomtien: tourists come here and the unit does not sit empty. Check the house rules — not every condominium allows short stays.

For long-term letting

Districts where expats and working families live: Pratumnak, Jomtien, the north. Tenants take a year or more, turnover is lower and costs are easier to predict.

For a house or villa

East Pattaya, Huay Yai and the southern locations. More land and more quiet, but a car becomes necessary and the ownership structure for the plot needs thinking through in advance.
