Can a foreigner buy an apartment in Thailand?

Yes, fully legally. Up to 49% of a condominium’s area may be foreign-owned (Foreign Quota) — the apartment is registered in your name as freehold. Houses and land are held via a long-term lease (leasehold) or a Thai company.

What are Foreign Quota and Thai Quota?

Foreign Quota is the share of units that can be registered directly to a foreigner; these usually cost slightly more. Thai Quota units can be held by a foreigner via leasehold or a company. We always state the quota type in the listing.

Can I buy property in Thailand remotely?

Yes — deals regularly close without the buyer flying in: reservation, contract, international transfers and registration at the Land Department by power of attorney. We handle every step and send documents and updates along the way.

What costs are there besides the purchase price?

One-off costs: Land Department registration fees — 1% of the price for new builds (primary market), usually 2–3% on the resale market, often split with the seller. New projects also charge a one-time sinking fund contribution. We prepare the full cost breakdown before you sign.

How much does it cost to maintain an apartment?

The monthly maintenance fee is usually ฿40–80 per m² (pools, gym, security, grounds). Electricity and water are metered. For a 35 m² apartment, upkeep comes to roughly ฿1,500–3,000 per month.

Can I rent out my apartment, and what does it earn?

Yes — rentals in Pattaya are in demand year-round, peaking in high season (November–March). Long-term rental yields in popular projects start from 7% per year, depending on the project, floor, view and season. We help with letting and management.

What are the terms of a long-term rental?

Market standard: a 6–12 month minimum term, a 2-month deposit (refundable on move-out), monthly payments. Internet and building maintenance are usually included; electricity and water are metered.

Does buying property grant a Thai visa?

By itself, no — ownership and the right to stay in Thailand are separate. For long stays there are dedicated options (long-term visas, Thailand Privilege and more), and many developers help arrange an investment visa when you buy in their projects. We’ll suggest the right route for your situation.
