How much does it cost to rent in Pattaya?

A studio starts from ฿16,000 per month, a one-bedroom from ฿20,000, a two-bedroom from ฿35,000. The price depends on the district, the view and the condition.

Does the season affect the price?

Yes, significantly. High season in Pattaya runs from October to April: demand is high, few units stay free and rates are noticeably above the low season. A long-term contract from six months fixes the price for the whole term.

What is the minimum term?

Long-term rentals start at six months; one-year contracts are more common and cheaper per month. Shorter stays cost 20–40% more per month.

What do you need to start the search?

For long-term rentals the district, budget and approximate dates are enough. For short stays from one month we need specifics: exact arrival and departure dates, the number of guests, confirmed flight tickets and passports valid for the whole trip. Owners hold short bookings only against confirmed details — otherwise the unit is taken off the market and sits empty.

What deposit is required?

Usually two months as a deposit plus the first month upfront, refunded on move-out if the apartment is in order.

Who pays for electricity and water?

The tenant, by meter. Rates differ from building to building: electricity usually starts at ฿6 per kWh, water at ฿40 per cubic metre. For a 35 m² apartment with air conditioning expect roughly ฿1,500–3,000 a month. Internet and building fees are usually included.

Are there any extra costs?

Besides rent and utilities there is the final cleaning on move-out: from ฿1,000 for a studio, more for one- and two-bedroom units depending on size. Some owners also ask for a small refundable deposit for keys or an access card. Basic internet is normally included in the rent; where a high-speed line for remote work is needed, some apartments have one for around ฿700 a month. We quote all of this before you sign, so there are no surprises at check-out.

Do I need a visa to rent?

No visa is required — a passport is enough. The owner must register a foreign tenant with immigration; we help with it.

Can I rent remotely?

Yes. We run a live video viewing, the contract is signed remotely and keys are handed over on arrival.
