Buy an apartment in The Title Vivana

The four buildings — A, B, C and D — stand on the slope and open towards the sea: the upper floors look out over the Kamala shoreline. The facades echo the towns of the Italian coast: pale render, arched openings, wrought-iron balconies and tiled accents. There are 306 apartments in total. The shared areas are spread across levels: 1,600 m² on the ground, 680 m² indoors and 600 m² on the roof, plus more than 2,000 m² of planting — 29 areas in all, 21 of them in the open air. Building A is the pet-friendly one, the only one in the project, which is worth knowing when choosing an apartment.

The range is wide, nine types: • 1 Bedroom S — 30 m² • 1 Bedroom M — 32.5–36 m², the most common format • 1 Bedroom L — 40.5–43.5 m² • 1 Bedroom Plus — 50–56 m², with a larger living room • 2 Bedroom M — 60–66 m² • 2 Bedroom L — 89–100 m² • 2 Bedroom XL — 120.5–128.5 m² • Two-bedroom penthouse — 81–105 m² • Three-bedroom penthouse — 113.5–123 m² Most types come in mirrored and corner versions. The penthouses occupy the seventh floor and get the most open view of the coast.

The starting price on the developer price list is from 4,145,000 ฿ for a 32.5 m² apartment on the second floor of building B. Two-bedroom apartments start from 7,990,467 ฿, penthouses from 11,988,000 ฿, and the highest price in the project is 18,204,000 ฿. The price per square metre runs from 126,000 to 160,000 ฿ and depends on the building, the floor and the view: the higher the floor and the wider the opening towards the sea, the higher the price. We work at the rates of the developer with no mark-up and select available apartments to suit the budget, the floor and the building.

An interest-free instalment plan applies during construction: a booking fee of 100,000 ฿ for apartments and 300,000 ฿ for penthouses, 25% on signing the contract, two interim payments of 25% each and the final 25% on handover. Paid in addition: • common area maintenance — 85 ฿/m² per month • sinking fund contribution — 850 ฿/m² once • ownership registration costs

Apartments are handed over finished. The developer states an access control system, USB sockets in every apartment and automatic irrigation across the grounds. A furniture package is offered separately; what the basic specification includes for a particular apartment is confirmed before booking.

The pools cover 770 m² and form a chain: the main pool, a separate lap lane, a kids pool with play equipment, a waterfall with a grotto, whirlpool tubs and jacuzzi hydrotherapy. There is a private pool as well. On the roof there is a panoramic deck with sun loungers, an open dining area and a garden. On the ground: a banquet lawn, a playground, a pet park, a pergola with a lawn and an open lounge.

The indoor facilities are gathered in building B: a co-working space with a shared kitchen, a meeting room, a gym, a yoga area, a games lounge, a sauna with a steam room, a laundry and a vending area. A separate service of the project is the shuttle from Mingle Crystal Lake to Kamala Beach.

Parking for 155 cars, including eight spaces with EV charging and seven for residents with reduced mobility; there are also 34 parallel spaces and 40 for motorbikes. A space is not assigned to every apartment, so the terms are confirmed at the time of choosing. Security and CCTV around the clock, with access control at the entrances.

Kamala is the west coast of Phuket, between Surin to the north and Patong to the south. The project stands in the hills east of the beach, next to the Mingle Crystal Lake retail and entertainment complex. The position on the slope gives a coastal view from the upper floors, and the project shuttle runs down to the water. Kamala Beach is a calm bay with a gentle entry, with a promenade, cafes and a market around it.

The Title Vivana is built by the Asset Wise group, a public developer from Bangkok. On Phuket the group works under The Title brand through its listed subsidiary Rhom Bho Property: it entered the island market in 2012 and has since completed three phases of The Title Rawai, The Title Residencies Naiyang and The Title V Rawai. The contract and the payments are made out to Rhom Bho Property Public Company Limited. The buildings are run by the group's own management company, The Esquire: the condominium legal entity, letting, repairs and cleaning.

Most of the range is compact one-bedroom apartments, the format most in demand for rental in Kamala. The management company of the developer takes apartments under management, which matters to an owner living in another country. The interest-free instalment plan during construction spreads the payment instead of a single sum: there is time in hand before handover. We calculate the yield for a specific apartment: the entry price, the building, the floor, the maintenance costs and the real rental rate in Kamala, rather than one figure for the whole project.

Buying directly from the developer, you buy their project. Through an agency, you choose the best option among different projects for your goal and budget.
