347 m² pool villa — Baan Pattaya Haven

Three bedrooms on one level and three bathrooms: each bedroom has its own. That is a rare arrangement for rent — for a family with teenagers, for two or three adults, or for anyone who has guests regularly. The living room, dining area and kitchen form one space with full-height windows onto the garden. The kitchen has a breakfast bar, with a dining area for six beside it. The house is single-storey: no stairs, no neighbours through the wall, no noise from above.

The plot is 768 m² — 125 m² more than the neighbouring three-bedroom house. The overflow pool is 3 × 8.5 m, with lawn and a terrace along the water. The bedrooms open onto planted areas through sliding doors, so greenery is visible from every room, not only from the living room. A hedge and mature trees around the perimeter keep the plot screened from the neighbours. Pool cleaning three times a week and garden care twice a month are paid by the owner and included in the rate.

A two-car garage with a storage room, a staff room and a separate bathroom beside it. A housekeeper lives on site without taking a bedroom. Solar panels on the roof supply part of the electricity — with air conditioning running constantly that shows on the bill. The garage has an EV charging socket.

The house is let fully furnished: furniture, kitchen appliances, a washing machine, televisions, air conditioning in the rooms and internet. You can move in with a suitcase. Kitchenware, bed linen and small appliances are confirmed against a list before the contract is signed.

100,000 ฿ per month. The contract is signed for a year: there is no short-term rent in this estate. The deposit is two monthly rates, that is 200,000 ฿. It is returned on departure provided the house and the meters are in order. Electricity and water are paid separately by meter. Pool and garden maintenance is included in the rate.

Renting directly from the owner, you see one house. Through an agency, you choose the best option among different estates for your goal and budget. We work at the owner's rates and add no commission of our own to the rent. The owner is interested in letting their own house, while we can compare their offer with other options on the market. What you get with us: • Estate comparison — the rate, the size of the house and the plot, the layout, what maintenance is included, security, and the drive to schools, the beach and the motorway. • Selection of the specific house — we compare not only estates but houses within one: the layout, how the pool sits to the sun, the outlook, and the final monthly figure. • A viewing in person or over video — the yard, the pool, the garage and the appliances, not just the flattering angles. • Contract review in your language — the term, the deposit, early-departure conditions, who pays for what, the liability of each side. • A full cost calculation — the rent, the deposit, the utilities and the maintenance already included in the rate. • Negotiation with the owner — we ask about the term, the payment schedule and possible concessions on a long contract. Whether they are granted depends on the specific house. • Handover of the house — we record the meters and the condition on arrival and on departure, so the deposit comes back without arguments. • Support after you move in — internet, cleaning, appliance servicing and help with everyday matters. For selection and support the tenant pays us no separate commission on properties where our remuneration is paid by the owner. And most importantly: if this house does not suit you, we do not need to persuade you to rent here. We can open the next list and show you an alternative. The owner cannot do that.
