The living rooms open to the water through full-height glazing, the bedrooms face the garden.

Its own overflow pool, not one shared between several villas. Four houses have a 3 × 8.5 m pool, the largest one has 3.5 × 9 m. Maintenance is included in the rent: the pool is cleaned three times a week, the garden is tended twice a month. A private pool in the tropics needs looking after, and that is usually the tenant's job — here it is not.

The houses are let fully furnished: furniture, appliances and internet are already in place. You can move in with a suitcase. By the garage there is a separate block: a storage room, a staff room and a bathroom. For a family with a housekeeper this settles the question of accommodation without taking up any of the main bedrooms and without bringing anyone into the living part of the house.

Every roof carries solar panels: the house generates part of its own electricity. With Thai air conditioning that makes a visible difference to the bill. The garage has its own EV charging socket. You charge at home instead of hunting for a station along the way.

The estate is gated, with its own security and entrance gate — not a shared barrier for several projects. The streets are wide, the utilities run underground, and there are no wires above the houses. Residents use the facilities in the neighbouring Baan Pattaya 5 estate: the communal pool, the clubhouse and the playground. The garage takes two cars, with room in the driveway for a guest's.

A district southeast of Pattaya, inland from the coast. Na Jomtien beach is about ten minutes away by car, central Pattaya roughly twenty, and the motorway exit towards Bangkok about a kilometre. There are several international schools and golf courses here, so people move to Huay Yai as families and for the long term rather than for a season. You need your own transport: the shops and the beach are not within walking distance.

Rates run from 65,000 to 150,000 ฿ per month and depend on the size of the house, the plot and the number of bathrooms. The rate for each villa is in the house listings on this page. The contract is signed for a year: there is no short-term rent in this estate. The deposit is two monthly rates — from 130,000 to 300,000 ฿ depending on the house — returned on departure provided the house and the meters are in order.

The high season here runs from November to March. Villas with a private pool are rare in this district, and there are only five at Haven, some of them on long contracts — by December there is usually nothing free left. If you plan to winter here or move with children for the school year, arrange it in advance — three or four months before moving in. We keep an up-to-date list of which houses are free and when.

Renting directly from the owner, you see one house. Through an agency, you choose the best option among different estates for your goal and budget. We work at the owner's rates and add no commission of our own to the rent. The owner is interested in letting their own house, while we can compare their offer with other options on the market. Whether they are granted depends on the specific house. • Handover of the house — we record the meters and the condition on arrival and on departure, so the deposit comes back without arguments. • Support after you move in — internet, cleaning, appliance servicing and help with everyday matters. For selection and support the tenant pays us no separate commission on properties where our remuneration is paid by the owner.
