Price valid as of 08.10.2026
A 1-bedroom apartment with a veranda from 12.5 million baht in Once Wongamat, a 56-storey tower in Naklua, 150 metres from Terminal 21. Size 54 m², located from the 26th to the 46th floor, with views of the sea and Wongamat Bay. The most common type in the project, registered in full freehold ownership under the foreign quota.
🏠 Layout
A 54 m² apartment with one bedroom, a living room with kitchen and dining area, a bathroom and a veranda. From the entrance a corridor leads past the bathroom and kitchen to the living room; the bedroom is separate and faces the same side. Floor-to-ceiling windows, and the veranda extends the living room outdoors.
The layout comes in two versions: 53.9 m² on floors below the 40th and 54.5 m² on floors 41 to 46.
🌬 Veranda and ventilation
The key feature of this type is natural cross-ventilation. Air flows from the veranda to the entrance door: there is a ventilation grille by the door, so air passes through the whole apartment even when the door is closed. The ventilation diagram is shown in the photos.
The veranda works as an extension of the living room: you can put armchairs and a table there and look out at the sea.
🌊 Views and floors
Apartments of this type occupy floors 26 to 46, with windows facing the sea and Wongamat Bay. The higher the floor, the wider the view and the higher the price. We show which apartments are available, on which floor and with what view using the floor plan and the current price list before reservation. The photos show drone views from the height of the 23rd and 36th floors.
🛋 Included in the price
The apartment is handed over finished, with built-in furniture according to the developer's design, including a signature cabinet. The first photo is a render of this apartment type. Which furniture and appliances are included for the chosen apartment we check against the developer's list before reservation.
💰 Price and terms
1-bedroom veranda apartments cost from 12,698,500 to 15,687,000 baht under the foreign quota, according to the developer's price list of 8 October 2026. Under the Thai quota — from 12,070,000 baht.
Foreign quota payment plan: a reservation of 400,000 baht, the contract within 30 days of reservation with 30% of the price including the reservation. Another 30% in instalments during construction, 5% every five months, the first one month after the contract. The remaining 40% on handover of the keys. For an apartment at 12,698,500 baht this is about 3.8 million baht on contract, six payments of about 635,000 baht and about 5.1 million baht on handover.
🌏 Buying as a foreigner
Once Wongamat is registered as a condominium, so the apartment can be registered in full ownership in a foreigner's name under the foreign quota, with its own title deed for the unit (chanote). The purchase funds are transferred from abroad, and the bank issues a transfer certificate for registration.
We confirm with the developer that the foreign quota is available for the chosen apartment before reservation.

🤝 Why buy through an agency
Buying directly from the developer, you buy their project. Through an agency, you choose the best option among different projects to fit your task and budget.
We work with developers under their agency terms and do not add our own commission to the unit price. At the same time, the developer's sales department represents the interests of its own project, while we can compare its offer with other options on the market.
What you get with us:
• Project comparison — price per m², location, construction stage, layouts, instalment plan, ownership form and potential for rental or resale.
• Selection of a specific unit — we compare not only developments but also units within a project: floor, view, position within the building, layout and final cost.
• Verification of the foreign quota for the unit, if the purchase is planned under Foreign Freehold.
• Contract review in Russian — payment schedule, unit handover timing, liability of the parties, assignment terms and other material clauses.
• Full cost calculation — the unit price, contract payments, registration costs and mandatory fees stipulated by the terms of a specific project.
• Negotiations with the developer — we request available discounts, promotions, furniture packages and other terms. Their availability depends on the specific developer and unit.
• Unit acceptance and handover support — we help inspect the unit before key handover and support the ownership registration process.
• Post-purchase support — rental, property management and subsequent resale, should your plans change.
The buyer does not pay us a separate commission for property selection and deal support on projects where our fee is paid by the developer.
Many stages of the transaction can be completed remotely. The specific procedure and list of required documents depend on the project, the ownership form and the payment method.
And most importantly: if this project doesn't suit you, we don't need to convince you to buy here specifically. We can open the next price list and show you an alternative. The developer cannot do that.
