Bangkok is Thailand’s capital and the country’s largest rental market: thousands of condos next to metro stations, with rooftop pools and gyms. You can rent an apartment in Bangkok for a month, six months or a year — we will find a condo near the BTS or MRT for your budget, your office or your children’s school. We explain which district suits you, what rent costs and what to check in the contract. The search is free; we handle the contract and check-in.
Rent in Bangkok depends mainly on the district and the distance to a metro station. The most expensive are Sukhumvit between Asok and Thong Lo, Silom, Sathorn and riverside units. More affordable are Ari, Ratchada, On Nut and Bang Na, especially 10–15 minutes’ walk from a station. Seasonality is weaker than in the resorts: the price depends mostly on the contract length — a one-year lease costs less per month than a monthly one. We will send exact prices for your budget in the shortlist.
You pay nothing for the search, the viewings or the paperwork. The final price depends on the season, the contract length and demand at the time. Longer terms often bring it down.
Before sending you an option, we confirm current photos, the condition of appliances and all payments with the owner. Viewings in person or by live video.
The standard deposit is two months, refunded on move-out. The contract is in Thai and English — the only versions legally binding in Thailand; we can provide a translation. Everything in writing.
Broken air conditioning, a question about bills, a repair needed — we deal with the owner and the building management ourselves.
The most popular option: pool, gym, security, often a rooftop co-working space. Leases from six months; you pay rent and utilities.
An apartment with cleaning, fresh linen and a reception, like a hotel but with a kitchen. Convenient for 1–3 months if you do not want to deal with housekeeping; pricier than a condo.
For families with children or pets: several floors, private parking, sometimes a garden. Usually in gated estates further from the centre, near international schools.
The expats’ main street: malls, restaurants, clinics, BTS and MRT stations. Pricey, but everything is close.
The business district: offices, banks, Lumpini Park. Convenient if you work downtown.
A calm neighbourhood on the BTS: cafés, greenery, local life. Cheaper than Sukhumvit and popular with young professionals.
A district on the MRT with night markets and large condo complexes. Affordable rent and a quick ride to the centre.
Eastern Sukhumvit by the outer BTS stations: new condos, affordable prices, close to Suvarnabhumi Airport.
Condos on the Chao Phraya River with city views. Get around by river boat or the BTS at Saphan Taksin.
From Suvarnabhumi Airport the Airport Rail Link train takes about 30 minutes to Phaya Thai station, where you change to the BTS. A taxi takes 40–60 minutes depending on traffic. From Don Mueang Airport take a taxi or the SRT Red Line to Bang Sue. For leases from six months we can meet you at the airport or help book a transfer.
Apartments in Bangkok rent all year round, but demand is higher in the cool season, November to March, and before the international school year starts in August. Start looking 3–4 weeks before your move so there is plenty to choose from.
Owners are more willing to lower the price for a one-year contract or several months paid in advance.
It depends on the district, distance to the metro, size and contract length. Sukhumvit, Silom and Sathorn cost more; Ari, Ratchada and On Nut are more affordable. Send us your budget and where you work or study — the shortlist will include exact prices with all payments.
If you want everything close by, Sukhumvit. For working downtown, Silom and Sathorn. Quieter and cheaper, Ari. Families often choose an area near their international school. The main rule: live near a BTS or MRT station — Bangkok traffic is heavy.
Yes, but the choice is smaller and the monthly rate higher than on a six- or twelve-month lease. Serviced apartments are convenient for 1–3 months.
By the Airport Rail Link in about 30 minutes, or by taxi in 40–60 minutes.
Only slightly in Bangkok: apartments rent all year. Demand is higher from November to March and before the school year in August. The contract length matters more — a one-year lease is cheaper.
For long-term rentals the area, budget and approximate dates are enough. For short stays from one month we need exact arrival and departure dates, the number of guests, booked flights and passports valid for the whole trip.
Usually two months as a deposit plus the first month upfront. The deposit is returned on move-out if the unit is in order. Some owners accept one month — it is negotiable.
The tenant, by meter. Each complex has its own rates; we tell you before you sign. Internet is paid separately too.
No visa is needed to rent — a passport is enough. The owner must register a foreign tenant’s address; it is a standard procedure and we help with it.
Yes. We do live video viewings and show you anything you ask, including the view and the condition of appliances. The contract is signed remotely and the keys are handed over on arrival.
