A sale takes from 1 to 12 months and depends primarily on price. We work both on an exclusive basis (usually 1–3 months, maximum effort and advertising) and alongside other agencies. The deal can be closed remotely under a notarised power of attorney — you do not need to fly to Thailand.

Do I pay anything upfront?

No. The commission is charged only on a completed sale. Photography, advertising and listing are at our expense.

Can I sell a unit in the Thai quota?

Yes. Such units go to Thai buyers or through a company; the buyer pool is smaller than for Foreign Freehold, so pricing matters more.

What if the apartment is rented out?

You can sell with a tenant in place — for an investor an existing lease can be a plus.

Can I sell without coming to Thailand?

Yes, under a notarised power of attorney: viewings, documents and Land Department registration are on us.

What if I change my mind?

We take the listing down, no penalties.

Do you sell houses and villas?

Yes. Houses and villas with land — in Huay Yai, East Pattaya and other areas — are sold the same way as apartments. For a house, it matters how the land and the building are held: by a Thai person, through a company or on a long lease (leasehold). That shapes the buyer pool, and we go through it at the valuation.

Can I resell an off-plan unit before completion?

Yes, if the developer allows the contract to be assigned. The developer usually charges a transfer fee, and the new buyer continues the payment schedule. We check your contract terms and calculate your net proceeds.
