One of Pattaya's oldest developers: legally it is Chaithanin Co., Ltd., operating under the Global Top Group brand, with its headquarters in Pattaya itself. The company's history on the Thai coast began in 2005 with the City Garden Pattaya project — over twenty years, a single building grew into a group with its own construction division. In 2012, Global Top Group Co., Ltd. was established as the parent company and unified brand, and in 2024 the group's structure was reorganized in preparation for its listing on the Stock Exchange of Thailand.
The main difference from most Pattaya developers is the full in-house cycle: land acquisition, design, construction itself, and post-handover management. There are almost no outside contractors, so the company controls timelines and quality on its own, and at the stage before construction starts you can change the layout or combine two units into one — something developers with external contractors usually will not do.
Completed and occupied: City Garden Pattaya, City Garden Pratumnak, City Garden Tower, City Garden Tropicana, Olympus City Garden, The Cloud, Paradise Ocean View. Under construction are Harmonia City Garden in the center and Marina Golden Bay on Thepprasit. New projects are Love It on Wongamat and Lumina Luxury Pool Villa in East Pattaya.
Locations are chosen by a single principle: beach, infrastructure, and shopping centers within walking distance — Wongamat and Naklua, the center and South Pattaya, Pratumnak and Cozy Beach, Thepprasit and Jomtien. These are the areas where land is scarce and demand is steady, so resale prices and rental rates hold up better than the city average.
The company's work has been recognized at the Thailand Property Awards: Best Boutique Developer and Best Affordable Condo Development on the East Coast for The Cloud, plus nominations for best luxury project and high-rise complex architecture.
For an investor, it is important that the developer does not disappear after handover: the group offers property management, rental programs, tenant search, and service support. Completed complexes continue to be actively rented out — and that is the main argument in favor of their new projects.
