🏠 Layout and rooms
Four bedrooms with four bathrooms, every room on one level and no stairs in the house. The bedrooms are gathered into a single block along the rear of the house, while the living room, the dining room and the kitchen sit in the other wing, so the shared space and the sleeping space stay out of each other's way.
Alongside the main kitchen there is a separate Thai kitchen, connected to it by a window. There is also a storage room, and a carport for two cars in front of the entrance.
This is a house for a large family, or for anyone who needs a study and a guest room at the same time. The largest model on the estate has more floor area, but only three bedrooms: four are available on this model alone.
🌳 Vacant plots
Three plots are free for this model: 796.4 m² at 17,302,000 ฿, 812.4 m² at 17,549,000 ฿ and 856 m² at 17,833,000 ฿. The house is the same in every case, and the difference in price is the land.
The plots here are larger than the ones for the smaller models, and that is not an accident: a house with four bedrooms has a wider footprint, and more spacious lots are set aside for it.
🛋 What the price includes
The house is handed over finished: the floors are laid, the bathrooms are fitted out with sanitaryware, the ceilings have recessed lighting and the terraces have timber soffits.
The photographs were taken in the show house, which is fully furnished. Furniture, kitchen units and appliances are NOT included in the base price: the furniture package for this model is costed separately and comes to 3,509,600 ฿. We confirm in writing what belongs to the base and what belongs to the package before a reservation is made — the developer sets the two out on different lines of the price list.
There is no pool in the base specification. On this model the pool is larger than on the smaller ones: 3.5 × 9 m, an option at 1,200,000 ฿. A 5 kW solar array is a further 450,000 ฿.
💰 Price and terms
The house is built to order, so the payment schedule is longer than it would be for a finished house: a reservation of 200,000 ฿, then 40% of the price on signing the contract within a week of the reservation, and the remaining 60% less the reservation on transfer of ownership. The first instalment can be spread over up to six months by agreement.
The transfer fee is split equally between seller and buyer, while the bank charges and the installation of the electricity and water meters are for the buyer. Maintenance of the grounds is charged on the area of the plot at about 7.5 ฿ per m² a month, and it is paid three years in advance on the day ownership transfers: for a 796.4 m² plot that is around 6,000 ฿ a month and about 215,000 ฿ in a single payment. ⭐ Why this house
A fourth bedroom solves more than extra floor area in the shared living space does. The room can be given over to a study, a child's room or guests without reworking the layout or partitioning off a corner of the living room.
There are as many bathrooms as there are bedrooms. In the morning that shows: nobody is waiting for anybody.
A single level with no stairs. For a family with children, and for anyone who intends to live here permanently, that is easier than a two-storey house of the same size.
You buy a house built to order at the stage where you can still choose how it sits on the plot and agree the options before work starts. With a finished house that choice has already been made.

Ascent is an estate of single-storey houses with their own plots in the Huay Yai area, built by Baan Pattaya. The utilities across the estate run underground, there are no wires over the streets and the grounds are guarded.

We will show you the show house for this model in person or by video call, send the floor plan and the current price list for all the vacant plots, and work out the full sum: the house, the land, the options you want and every cost of the paperwork.
We will go through the structure of the land ownership before a deposit is paid, not after. The price for you is the same as at the developer's sales office: we take no money for finding a property or for handling the process.
