Ascent is an estate of single-storey houses with their own plots in the Huai Yai area outside Pattaya. Four models run from 273 to 427 m² of living space on plots from 568 to 929 m², and every house has a separate Thai kitchen and a garage for two cars. This page sets out how the models differ from one another, what the price includes, what is bought on top of it and how buying a house with land works.

🏠 Four house models

Ascent 125 has 273 m² of living space, three bedrooms and four bathrooms. Ascent 135 has 333 m², the same three bedrooms across a larger floor area. Ascent 140 has 358 m² and four bedrooms. Ascent 150 has 427 m², three bedrooms, five bathrooms and two living areas. The difference between the models is not only in square metres. The 140 has four bedrooms to four bathrooms, which makes it a house for a large family. The 150 has three bedrooms but five bathrooms and two living areas: it was planned for receiving guests rather than for the number of people living in it. The biggest house here is not the one with the most bedrooms, and that is a deliberate decision by the architect.

🌳 Plots and land

Plots on the estate run from 568 to 929 m², and each model has its own range: the 125 stands on plots from 568 m², the 150 from 763 m². That is noticeably more than the average across new estates in the area, where the plot is often trimmed to the minimum. The ratio of house to land stays around one to two and a half: 273 m² of house sits on close to 600 m² of land. The garden stays a garden rather than a strip of lawn round the perimeter.

🏊 Pool as an option

We put this plainly, because it is the main discrepancy between the marketing and the price list. The brochure says that every house has a pool. In the developer's price list the pool stands as a separate line under optional extras: 950,000 ฿ for the 125 and 135 models, measuring 3 × 7.5 m, and 1,200,000 ฿ for the 140 and 150, measuring 3.5 × 9 m. So the pool is not part of the base price of the house and is paid for on top of it. There are individual plots where it has already been built into the price; they are few, and we name them by the specific lot. Solar panels rated at 5 kW are an option as well, at 450,000 ฿.

⭐ Inside the house

All four models share the same set of rooms: a living room, a dining room, a main kitchen, a separate Thai kitchen, a storage room and a garage for two cars. The houses are single-storey, with no stairs and no lifts. The separate Thai kitchen is a detail that is rarely understood at a first viewing. It is there for cooking with a strong flame and strong smells away from the main house, and its presence says that the house was designed for life as it is lived here rather than for a picture in a brochure. The furniture package is costed separately and depends on the model. It is fitted by the developer's contractor, and only after ownership has transferred, so moving into a fully furnished house on the day of the deal is not possible.

🔑 Ready or to order

The estate has both finished houses and vacant plots. A finished house can be walked round and its finishes touched, and you can move in as soon as the paperwork is done. A house built to order takes around six months: you choose the model and the plot, and after that it is a matter of waiting. The difference is not only in the timing. With a finished house you can see the quality of the work and how the house sits on its plot, so you are judging the building rather than a render. With a house built to order you can choose where it stands on the plot and agree the options before work begins.

💳 Payment schedule

For houses built to order the scheme is this: a reservation of 200,000 ฿, then 40% of the price on signing the contract within a week of the reservation, and the remaining 60% less the reservation on transfer of ownership. The first instalment can be spread over up to six months by agreement, and that is discussed deal by deal. For finished houses the schedule is shorter, because there is nothing to wait for: it is set out separately for each house. We always put the sums and the dates in writing before a reservation is paid, not after.

📄 Ownership and paperwork

A foreigner buys a house differently from a flat: the building is registered to the buyer, while the land under it is held on a long-term leasehold or through a Thai company. We go through the structure before a deposit is paid, not after. The transfer fee is split equally between seller and buyer. Bank charges and the installation of the electricity and water meters are for the buyer. We work out the full sum with every cost included before the deal, so that nothing new comes up on the day ownership transfers.

🌴 The estate grounds

All the utilities across the estate run underground, so there are no wires over the streets and no poles along the roads. It is a small thing you notice only later, but it is why the estate looks tidier than most of its neighbours. Maintenance is charged on the area of the plot at around 7.5 ฿ per m² a month, and it is paid three years in advance on the day ownership transfers. For a plot of 700 m² that comes to about 5,200 ฿ a month. The sum is worth building into your budget early, because at purchase it turns into a noticeable one-off payment.

📍 Huai Yai and roads

Huai Yai lies south-east of Pattaya, inland from the coast. Development here comes as estates rather than towers: plots are larger, houses lower, and there are international schools and golf courses nearby. It is roughly twenty minutes by car to the centre of Pattaya, and about a kilometre to the slip road onto the motorway towards Bangkok. You need a car to reach the sea, and that is the main trade-off of the format. In return come quiet and a garden of your own.

📈 Who it suits

The format is for living here permanently or for a long winter as a family: a garden of your own, room for the cars, no neighbours through the wall. We are straight about the other side of it — a house costs more to run than a flat, and you need a car for the shops and the beach. The houses here are new, and that is what separates Ascent from the neighbouring estates by the same developer, where the market is resale. A buyer gets a house with no one else's refurbishment and no history behind it, but also without grown trees outside the window.
