How the deal works

  2. Viewing & reservation — in person or by video; a deposit locks the price.
  3. Due diligence — a lawyer checks title, foreign quota and any encumbrances.
  4. Contract & payment — funds transferred from abroad with an FET form for registration.
  5. Transfer — registration at the Land Department; you receive the title deed (chanote).

Foreign Freehold vs Leasehold — what’s the difference?

Freehold is full, perpetual ownership of the unit. Leasehold is a long-term lease (usually 30 years, renewable).

What costs apply besides the price?

On transfer there are Land Office fees and taxes (usually split between parties) plus a sinking-fund contribution. We calculate the exact figure for the specific unit in advance.

Can I buy in Phuket remotely?

Yes. The deal can be done remotely via a notarised power of attorney: we arrange the video viewing, document checks and registration.
