Studio · 1 bath · 30 m² · 150,000 ฿/m² · New build · Thai quota
Studio 30 m² from 4,564,394 ฿ in Seaspire Jomtien — a 49-storey tower on the first line of Jomtien Beach. That is about 153,000 ฿ per m² under the Thai quota, with a developer instalment plan during construction. The beach is across the road, and the building has pools on the 22nd and 47th floors and a water park at the foot of the tower.
🏠 Layout
A studio of about 30 m² — one room with a sleeping area, a kitchen by the entrance, a bathroom with a shower and a balcony. From the entrance, the kitchen and bathroom run along the wall; further in is the living area with a double bed, a TV wall and a dining spot for two, with access to the balcony.
The kitchen in the show unit has a hob, microwave, fridge and washing machine. Studios in the project range from 29.75 to 30.8 m², with 2.7 m ceilings.
🌊 Views and floors
Studios are on the south side of the tower: the windows and balcony look along the quiet shoreline towards Sattahip. Apartments are sold from the 10th to the 46th floor, and the floor affects the price.
We show which studios are available and on which floor using the current price list before booking.
🛋 Included in the price
The photos show the show unit of the studio in this project. Before booking, we check the finishes, furniture and appliances included in the price of the chosen apartment against the developer's list.
💰 Price and terms
Under the Thai quota, studios cost from 4,564,394 ฿. There are no foreign-quota units on sale in the project. The developer sells apartments fully furnished and ready to move in, and a special price is discussed for individual units.
Developer instalment plan: booking 100,000 ฿, 20% at contract signing, 20% over 36 months, 60% at key handover.
At handover the buyer pays the 2% transfer fee, meter installation, a one-time sinking fund of 700 ฿ per m² and building maintenance two years in advance.
🔑 How to buy
A condominium apartment is registered as property with its own title deed — the chanote. Studios in Seaspire Jomtien are sold under the Thai quota, so the purchase procedure depends on the buyer: we work it out before booking and support the deal.
The project's showroom is open, so you can view the studio in person.
⭐ Why this layout
The most affordable entry into the project. Apartment selection in Seaspire Jomtien starts with this type.
Beachfront. To reach Jomtien Beach you only need to cross the road.
Instalments during construction. Before key handover you pay 40% of the price, the rest when you receive the finished apartment.
Easy to rent out. Beachfront studios are the main rental format in Jomtien: tenants take them for a season or a year. This is a guide to demand, not a promise of income.

🤝 Why buy through an agency
Buying directly from the developer, you buy their project. Through an agency, you choose the best option among different projects to fit your task and budget.
We work with developers under their agency terms and do not add our own commission to the unit price. At the same time, the developer's sales department represents the interests of its own project, while we can compare its offer with other options on the market.
What you get with us:
• Project comparison — price per m², location, construction stage, layouts, instalment plan, ownership form and potential for rental or resale.
• Selection of a specific unit — we compare not only developments but also units within a project: floor, view, position within the building, layout and final cost.
• Verification of the foreign quota for the unit, if the purchase is planned under Foreign Freehold.
• Contract review in Russian — payment schedule, unit handover timing, liability of the parties, assignment terms and other material clauses.
• Full cost calculation — the unit price, contract payments, registration costs and mandatory fees stipulated by the terms of a specific project.
• Negotiations with the developer — we request available discounts, promotions, furniture packages and other terms. Their availability depends on the specific developer and unit.
• Unit acceptance and handover support — we help inspect the unit before key handover and support the ownership registration process.
• Post-purchase support — rental, property management and subsequent resale, should your plans change.
The buyer does not pay us a separate commission for property selection and deal support on projects where our fee is paid by the developer.
Many stages of the transaction can be completed remotely. The specific procedure and list of required documents depend on the project, the ownership form and the payment method.
And most importantly: if this project doesn't suit you, we don't need to convince you to buy here specifically. We can open the next price list and show you an alternative. The developer cannot do that.
