🚶 Where footfall comes from
Building B is given over to hotel-style service, and the commercial units sit on the walkway to its main entrance. So the people passing the shop front are not only residents, but guests checking in, going out and coming back every day.
The scale of that footfall is set by the complex itself: 896 apartments across the two towers. Jomtien Sai 2 runs alongside and the beach is four hundred metres away, so the walking route passes the door.
A caveat on timing: the footfall will not appear before the building is occupied. You are buying for the traffic to come, not for the traffic there is today.
🛠 Condition at handover
The unit is handed over as a shell, ready for the fit-out of the tenant or the owner: walls, glazing, services brought to the unit and the washroom. Kitchen equipment, extraction systems and shop fittings are not included — they are installed to suit the particular format.

The reason is the usual one for retail space: a small unit by the entrance is valued higher than a large floor area set back from it.
Instalments run through the construction period, the same as for the apartments in the project: reservation, contract, payments on a schedule and the final settlement at handover. The schedules for the foreign quota and the Thai quota differ.
Additional costs: the common area fee per square metre, a contribution to the sinking fund and the transfer registration fee.
