Harmony Estate Development

The legal name is Harmony Estate Development Co., Ltd.; the company was registered in December 2023 in Chonburi province. The founder and owner is Chin Pipatpongsiran, who runs the company together with Saharat Toloy. Harmony works in the upper segment: instead of estates with hundreds of homes, it builds small communities of a few large villas. The first project was completed a year after the company was registered, and the developer handles sales itself.

Harmony's main focus is privacy. Harmony Hills has only 8 villas on a site of almost 6,000 m², and the houses are positioned so that the pool, living room and garden cannot be seen by the neighbours. Every villa has three storeys, a private lift, a saltwater pool and a garage for four cars. Living area ranges from 614 to 850 m² with five or six bedrooms; the ground floor has Thai and European kitchens, a maid's room and a laundry room. The villas are sold fully furnished, with a smart home system, solar panels and an electric car charger. In 2024 the project received a Dot Property Thailand Award as the best luxury housing development of the Eastern Seaboard.

Harmony Hills Villas Pattaya is a community of 8 villas in Huay Yai, completed in December 2024. Four of the eight villas have been sold, and four completed houses remain for sale: one Type A of 614 m² and three Type C of 668–670 m². The company has no other projects yet. In an interview in June 2026 its executives described their plans: beachfront villas priced above 150 million baht, followed by condominiums and more affordable housing. These projects have no names or timelines yet.

Villas at Harmony Hills start from 35 million baht: the developer's special price for a 614 m² Type A house, 39.9 million in the price list. Type C villas cost 43 million baht. Prices are for a completed, furnished house; developer price list as of September 2026, special price as of 28 September.

The reservation is 200,000 baht, and the contract is signed within 7–15 days of reservation. On signing, 30% of the price is paid, another 40% in instalments over 12 months, and the balance on transfer of the house. The buyer and the developer split the transfer taxes and fees equally. A foreigner buys a house with land differently from a condominium unit. The building can be owned outright, while the land is held through a long-term lease or a Thai company; another option is to buy in the name of a spouse with Thai citizenship. Huay Yai is in the east of Pattaya, an area of private houses and villas beyond Sukhumvit Road. Harmony Hills is next to Huay Yai Temple, close to the Siam Country Club golf courses. Jomtien Beach is about 10 minutes away by car, central Pattaya 15 minutes, the motorway entrance 10 and U-Tapao Airport 30.

Harmony villas are above all a purchase to live in: a home for a large family or a second home by the sea where you can stay for long periods. There are few houses of this size in Pattaya, and the community has only eight owners, so the buyer pays for space and privacy. If you are considering renting the villa out, the numbers should be worked out for the specific villa and the demand for large houses; we do not promise returns in advance.

We will work out the land ownership structure for a foreigner and calculate the full amount including all costs. Your price is the same as the developer's: we do not charge for selection and support.
