No more than 12 apartments per floor — for a building this tall, that's noticeably fewer than usual, meaning fewer neighbours sharing the lift and corridor. Units are handed over furnished and equipped with appliances, and the building has already been commissioned, so there's nothing to wait for: you can come, view the finished home and move in right after the deal.

The Panora Estuaria has 264 units in a low-rise complex of 8 storeys, on a 15,400 sq.m plot, first beachline in the Ban Amphur area of Na Jomtien. Construction has been underway since Q1 2024, is 95% complete, with keys due in Q4 2026.
The location is unusual for Pattaya: a sandy beach, mangrove gardens and a yacht marina nearby, and the area itself is considered one of the quietest and cleanest on the coast. At the same time, the project is in its almost final stage — the risk of prolonged construction is minimal here, while the price is still off-plan since the building hasn't formally been handed over yet.

In The Panora Estuaria, the foreign quota is structured as follows: 20% upon signing the contract, then 40% in six monthly instalments, and the remaining 40% upon handover of the unit. The booking fee depends on the type: ฿50,000 for a one-bedroom, ฿100,000 for a two-bedroom, and ฿200,000 for a three-bedroom.
The Thai quota and leasehold terms are softer at the start: 15% upon signing, 15% in the same six instalments, and 70% upon handover. The instalment period is short — the building is nearly finished, so the schedule is compressed to six months rather than stretched over years as with projects still at the foundation stage. In the completed The Panora Pattaya there's no instalment plan from the developer: payment there follows the ready-property scheme.
