Completion is scheduled for the end of 2026. The very top is a 1,260 m² rooftop duplex penthouse with five bedrooms, each with its own bathroom — a format almost unheard of in the city. The second skyscraper in the series is rising in central Pattaya on Third Road: 50 storeys and 1,750 apartments on a 12,500 m² plot, with handover in the fourth quarter of 2028 and prices from 4,253,000 THB. The project offers 76 layout options — from 23 m² studios to 92 m² two-bedroom units and penthouses. Its 35 amenities follow a resort logic: an Olympic-size pool with an artificial beach, a panoramic rooftop Sky Pool with 360-degree views and a length of about 200 meters, a lazy river, the AquaSky Beach Club, jacuzzis, waterfalls and hydromassage zones, a fitness center and a sauna.

Zenith Pattaya is a comfort-class project one kilometer from the sea: 3 buildings of 7 storeys, 582 apartments on a 9,600 m² plot, with construction under way since the first quarter of 2026, handover in the fourth quarter of 2028 and prices from 2,800,000 THB. Its 27 amenities are built around the Japanese-style Heaven Spring Spa: thermal baths, saunas and steam rooms, a cold-plunge pool, rooftop zen gardens, meditation areas, a TechnoGym fitness center and even a boxing ring. Zenith 2 Pattaya is the second phase and one of the city's largest new projects: 6 buildings of 8 storeys, more than 900 apartments on 19,200 m², a Wellness Living concept, handover in the second quarter of 2029 and prices from 3,699,000 THB. It features four resort-grade lagoon pools, a Japanese onsen, a health and longevity center and clinic, a 600 m² TechnoGym fitness center, a coworking space, an international restaurant and Japanese zen gardens. Construction has only just begun, so entry prices here are at their starting level.

🏖 Completed buildings of 2015

Laguna Beach Resort 1 in Jomtien — 3 buildings of 8 storeys with 660 apartments on a plot of about 9,600 m², built from 2012 to June 2015. Its signature feature is a 1,300 m² lagoon pool with a wave generator and a man-made sandy beach, plus a water park and jacuzzis; this is the project that started Pattaya's fashion for water parks inside residential complexes. Water Park Condominium on Pratumnak is a boutique building of 205 apartments, 8 storeys on a 2,400 m² plot, built in 2013–2015. Two pools, one of them on the roof, a fitness center, a sauna, a garden, a children's playground, covered parking, round-the-clock security and CCTV, and key-card access. Both buildings are fully lived in, so you can visit and see for yourself how this developer's buildings look ten years after handover.

💰 Prices and price per meter

The range within this one developer lets you enter at almost any budget: • Grand Solaire Noble, city center — a 23 m² studio at 4,253,000 THB, a 34 m² one-bedroom at 6,363,000 THB, a spacious 44 m² one-bedroom at 8,222,000 THB, a 92 m² two-bedroom at 17,388,000 THB. That works out to about 185,000 THB per m² — the price of a central location and 50-storey height. • Zenith Pattaya — a 30 m² one-bedroom at 3,600,000 THB, a 45 m² two-bedroom at 5,400,000 THB, exactly 120,000 THB per m². 💳 Installments and payment

For the foreign quota in Grand Solaire Noble the schedule is: a 100,000 THB booking fee, a 30% down payment, then five installments of 10% every five months, and the remaining 20% at key handover. The installment plan is interest-free, stretches across the entire construction period and requires no bank financing. The Thai quota is softer at the start and heavier at the end: a 20% down payment, six installments of 5% every five months and 50% at key handover.
