The complex stands on a plot of about 17,600 m², and more than half of the grounds are given over to common areas. Mediterranean-style buildings surround an inner courtyard with a lagoon pool, green islands, waterfalls and sunbeds right in the water. A clock tower rises above the courtyard — it can be seen from the balconies of many apartments. On the roof there is a second, infinity-edge pool. The complex also has a clubhouse with a jacuzzi, a restaurant, a fitness room, a sauna and spa, a laundry, a lobby and parking. Each building has two lifts, entry is by key card, and security and CCTV work around the clock.

Building maintenance is 40 ฿ per m² per month. How the transfer costs are split on resale is agreed with the seller before booking. Pets are not allowed in the complex.

The complex stands in a lane off Thappraya Road — the main road between South Pattaya and Jomtien. A convenience store, cafés and restaurants are a couple of minutes' walk away. The Pratamnak beaches are about 2 km away, Jomtien Beach about 2.5 km and Walking Street about 2 km. Central Festival Pattaya Beach is about 3.5 km, roughly 10 minutes by car, and Bangkok Hospital Pattaya about 6 km.

A condominium apartment is registered as property with its own title deed — the chanote. Under the foreign quota the apartment is registered in the buyer's name, the purchase money is transferred to Thailand from abroad, and the bank issues a transfer certificate. Before booking we check the chanote, any maintenance debts and the quota of the specific apartment, and the transaction can be completed remotely.

One-bedroom apartments near the beaches are the main format for long-term and seasonal rentals in this part of Pattaya, and the large pool and resort grounds help to rent them to tourists. A completed building gives a clear start: the apartment can be rented out right after purchase.
