19,605,000 ฿ for a house with its own land — the largest of the four models on the Ascent estate and the last free plot left for it. The house is built to order in around six months.
🏠 Layout and rooms
Three bedrooms, five bathrooms and a separate multi-purpose room, which most owners end up using as a study, a home gym or a second sitting room. Every room is on one level and there are no stairs in the house.
Alongside the main kitchen there is a separate Thai kitchen, connected to it by a window. There is also a storage room, and a carport for two cars in front of the entrance.
This model follows a different logic from the rest. It has more floor area than anything else on the estate, and yet three bedrooms rather than four: the extra metres went into the shared spaces and the bathrooms. The house was planned around receiving guests rather than around the number of people living in it.
🌳 Vacant plot
One plot is free — 883.2 m², the largest of those still left on the estate. The house takes up less than half of it and the rest is left as garden.
It is the only plot for this model on the current price list. Once it goes, the next one will appear only if the developer revises the master plan.
🛋 What the price includes
The house is handed over finished: the floors are laid, the bathrooms are fitted out with sanitaryware, the ceilings have recessed lighting and the terraces have timber soffits.
The photographs were taken in the show house. Furniture, kitchen units and appliances are NOT included in the base price: the furniture package for this model is costed separately and comes to 3,723,600 ฿.
The pool in the photographs is an option as well, not part of the base. A 3.5 × 9 m pool costs 1,200,000 ฿, and the canopy beside the water and the planting are costed separately. A 5 kW solar array is a further 450,000 ฿. We confirm in writing what belongs to the base and what is an option before a reservation is made.
💰 Price and terms
The house is built to order, so the payment schedule is longer than it would be for a finished house: a reservation of 200,000 ฿, then 40% of the price on signing the contract within a week of the reservation, and the remaining 60% less the reservation on transfer of ownership. The first instalment can be spread over up to six months by agreement.
The transfer fee is split equally between seller and buyer, while the bank charges and the installation of the electricity and water meters are for the buyer. Maintenance of the grounds is charged on the area of the plot at about 7.5 ฿ per m² a month, and it is paid three years in advance on the day ownership transfers: for an 883.2 m² plot that is around 6,600 ฿ a month and about 238,000 ฿ in a single payment. ⭐ Why this house
Five bathrooms to three bedrooms: a guest bathroom, one off the multi-purpose room and one to each bedroom, so guests never have to walk through the living part of the house.
The multi-purpose room is the thing no other model on the estate has. You do not have to partition it off from the living room, and you do not have to give up a bedroom to make a study.
The largest plot of those still left. There is a distance between the house and the boundary fence that the compact lots can no longer give you.
You buy a house built to order at the stage where you can still choose how it sits on the plot and agree the options before work starts.
🏢 About the project
Ascent is an estate of single-storey houses with their own plots in the Huay Yai area, built by Baan Pattaya. The utilities across the estate run underground, there are no wires over the streets and the grounds are guarded.

We will go through the structure of the land ownership before a deposit is paid, not after. The price for you is the same as at the developer's sales office: we take no money for finding a property or for handling the process.
