🏛 What this apartment is
The penthouse runs along the whole long side of the 54th floor of Tower A and turns onto both ends. There are other apartments on the floor, but they sit in the inner part, behind the lift lobby. The layout comes to 18 items: entrance hall, living room, separate dining room, western kitchen, cigar room, three bedrooms, three walk-in closets, four bathrooms, maid's room, storage room and laundry.
What matters here is not the floor area itself but the way it is arranged. The bedrooms are set apart, each with its own walk-in closet and its own bathroom, so a guest does not have to cross the shared area. The service block with the maid's room, storage and laundry sits by a separate entrance and does not overlap with the living part.
🚬 Cigar room
A dedicated room for cigars is rare in the layout of a Pattaya condominium: usually part of the living room or a balcony is given over to it. Here it is a room of its own next to the living room, with its own extraction by design.

📐 The other penthouses

The unit is handed over WITHOUT FINISHING — the developer confirmed this directly, using the term bare shell. That means walls, windows and utilities brought to the unit, while the finishing, the engineering behind it, the kitchen and the furniture are the buyer's work and the buyer's budget.
The interiors in the images are the developer's renders, showing a possible result rather than the condition at handover. For a sum of this order the finishing is worth treating as a separate budget line and planning in advance: in the neighboring penthouses of the project the delivery includes only four air conditioners, and without installation.
💰 Price and terms

Installments over the construction period: reservation, contract, payments on schedule and the final settlement at handover. For units of this level the terms are discussed individually — we go through them before the reservation is placed.
The schedules differ for the foreign quota and the Thai quota. On top of that: the common area fee per square meter, the sinking fund contribution and the fee for registering the transfer of title.
🌊 View and height
The 54th floor of Tower A stands above everything built around it. The caveat we make across this project: several high-rise towers stand between the complex and the sea, and from the lower floors the panorama is blocked. At this height that no longer matters.
The highest facilities in the complex — the pool and the lounge — are lower down, on the 49th floor.
