Buy an Apartment in Khlong Toei, Bangkok

Khlong Toei is a Bangkok district between Sukhumvit and the Chao Phraya River: the even-numbered Sukhumvit sois, Rama IV Road, Benjakitti Park, the Queen Sirikit convention centre and new business quarters around the MRT stations. People live here to commute by metro and avoid depending on traffic. Below: where the district is, its different parts, what housing is for sale, how a foreigner buys an apartment, and current listings.

Why this district

Metro with two lines nearby

An MRT line runs through the district and the BTS runs along Sukhumvit. They connect at Sukhumvit and Asok stations, so Silom and the centre are easy to reach without a car.

Business quarters

The PARQ, FYI Center, the Asok area and the Queen Sirikit convention centre are close. Many residents walk or ride one or two stops to work.

Benjakitti Park

A large city park with a lake and paths lies right in the district. Such a neighbour is rare in dense central Bangkok.

A range of budgets

The district has buildings on Rama IV as well as expensive quarters near Sukhumvit. The price depends heavily on distance to the station, building age and window direction.

Khlong Toei on the map

Khlong Toei lies in central Bangkok, south of Sukhumvit Road. To the north it reaches Sukhumvit, to the west Lumphini and Sathon, and to the south and east the Chao Phraya River and Phra Khanong. This position shapes the whole district: offices and shopping centres on one side, the port and older residential quarters on the other.

The district was created in 1989, when it was split from Phra Khanong. Today it has three subdistricts: Khlong Toei, Khlong Tan and Phra Khanong. These names matter to a buyer in documents and listings, because one building may be described as Asok, Rama 4, Khlong Toei or Sukhumvit. It is better to look at the real address and the route to the station than at a word in an advert.

Many people associate the name only with the port and the big market. That is only partly true. Khlong Toei is large and varied: modern towers, a green park, container terminals and dense older housing stand minutes apart. So the phrase "an apartment in Khlong Toei" says almost nothing about the building itself. What matters is which part it is in.

Parts of Khlong Toei: where to look for an apartment

Rama IV and the Queen Sirikit station area

Rama IV Road is the main street for those looking for a new apartment closer to the business centre. Nearby are MRT Queen Sirikit National Convention Centre station, Benjakitti Park and the convention centre. New condominiums and office complexes such as The PARQ and FYI Center have appeared along the road.

This is convenient for people working around Asok, Silom or Sathon. The road itself is busy, so noise deserves separate attention: windows on Rama IV and windows facing the courtyard mean different lives in the same building.

Even-numbered Sukhumvit sois

Khlong Toei includes the south side of Sukhumvit with its even-numbered sois. There are more established buildings, restaurants, private clinics and nearby shopping centres. This part is usually more expensive: the BTS, Emporium, EmQuartier and other major complexes are close.

The sois differ from each other. Near the mouth of a soi by the BTS it is noisy and busy; deeper in it can be much calmer, but the station then means a motorcycle taxi or a longer walk. When choosing an apartment, walk this route yourself on an ordinary working day.

The Asok area

Asok is not an administrative unit but the familiar name of the area around the junction of Sukhumvit and Ratchadaphisek Road. The southern part of this area belongs to Khlong Toei. That is why the word Asoke often appears in the names of buildings that are not at the junction itself.

If the BTS and MRT interchange matters to you, count the real time to the station. A building may be called Asoke and stand one or two stops away. This is not a drawback, but it is better to understand the route in advance.

Khlong Tan and Phra Khanong

The eastern quarters of the district are closer to the Sukhumvit 40s sois and to BTS Thong Lo, Ekkamai and Phra Khanong. There are many residential buildings of different ages, schools and small cafés. In mood this is a calmer residential part of the city, though the exact impression depends on the street.

Buyers with families often prefer this side if school, work and shops are nearby. Here too, much depends on the specific soi and the distance to the station.

The port and old quarters by the river

The southern part of the district is linked with Bangkok Port, warehouses, transport interchanges and dense older housing. Close by is Khlong Toei Market and the Khlong Toei community, one of the city's best-known old residential quarters.

This area has a life of its own. The key thing for a buyer is to understand that neighbouring streets can differ greatly in appearance and traffic. Trucks, expressways and logistics affect noise and movement more than a map suggests.

Metro: how transport works in the district

Rail transport is the district's main advantage. Stations of two systems lie within it and on its borders. The MRT Blue Line runs through Sukhumvit, Queen Sirikit National Convention Centre and Khlong Toei stations, then on to Lumphini and Silom. The BTS Sukhumvit Line follows the northern border through Asok, Phrom Phong, Thong Lo, Ekkamai and Phra Khanong.

For a daily commute this gives a clear choice. If you work in Silom, living near the MRT is more convenient. If you need Sukhumvit and Siam, the BTS is better. The interchange between the systems is at Asok, where BTS Asok and MRT Sukhumvit stations are connected.

In Bangkok, the minutes to a station affect life more than a map suggests. In the heat and in the rainy season, three hundred and eight hundred metres feel very different. So we measure the route along the pavement rather than in a straight line: where there is a canopy, where you must cross a big road, how long the traffic light takes.

By car the district connects to expressways and Rama IV. This helps for trips out of town and to the airport, but the streets jam at rush hour. If you drive every day, check the route at the exact time you will leave home.

Getting to the airports and other districts

You can reach Suvarnabhumi Airport by taxi via the expressway or by the Airport Rail Link with a transfer. The route depends on which station is closer to home. Off-peak, a taxi is usually easier with heavy luggage, but in traffic the train is more predictable.

Pattaya and other resorts are usually reached by car along the highway. For those who visit the coast often, being close to the expressways really helps.

Within the city, many residents combine the metro, motorcycle taxis and ride apps. This costs less than keeping a car and saves looking for parking. If you still plan to have a car, ask about an assigned space: many new buildings have fewer spaces than apartments.

What is nearby

Benjakitti Park

Benjakitti Park is one of the main reasons people look at this district. It has a large lake, running and cycling paths, wooden walkways and a green forest section. The park connects with neighbouring quarters and is popular for morning runs and evening walks.

Being close to the park affects the view and daily habits. Yet not every listing that says "park view" means an open view. It is better to look from the apartment itself, or from the same floor and side.

Queen Sirikit convention centre

The centre hosts exhibitions, conferences and major events. For residents this means a convenient station and new cafés and restaurants nearby, but also extra traffic on days of large events.

Shopping centres

Nearby are Emporium and EmQuartier at Phrom Phong station, Terminal 21 at Asok, and Emsphere and K Village on Sukhumvit 26. This covers both big shopping trips and everyday life: supermarkets, pharmacies, cinemas, restaurants and services are close.

Khlong Toei Market

Khlong Toei Market is considered one of Bangkok's largest fresh markets. People and restaurant owners come here for vegetables, fruit, meat and fish. It opens early in the morning and is best seen as a real working market rather than a tourist one.

Healthcare

MedPark, Samitivej Sukhumvit and, a little further across the city, Bumrungrad are in or near the district. For a foreigner this is an important advantage: a major private hospital needs no long journey, and such clinics are used to treating foreign patients.

Schools

There are Thai and international schools in and around the district, including NIST International School and Sai Nam Phueng School. If the purchase is linked to children's education, choose the school first and then the apartment. In Bangkok the morning trip with a child often matters more than a few extra square metres.

Restaurants and everyday life

The areas around Phrom Phong are known for Japanese restaurants and shops. Rama IV and the even-numbered sois have plenty of Thai food and small cafés, and new business centres add places for lunch and meetings. In Khlong Toei it is easy to eat out and not go far for simple things.

How Khlong Toei lives through the day

In the morning the district fills with office workers, school buses and runners in the park. By then the market has long been at work. During the day most activity shifts to business complexes and shopping centres, and in the evening the stations become crowded again.

Nightlife here is less prominent than on some stretches of Sukhumvit, though bars and restaurants are close by. Many buyers like exactly this mix: the city at hand without a noisy street under the windows. It all depends on the chosen building and soi.

At weekends the district changes. Some office quarters empty, while the park, shopping centres and restaurants come alive. If in doubt, see the building twice: on a weekday evening and on a day off. The difference in noise and traffic can be noticeable.

Property in Khlong Toei

What housing is for sale

The main type of housing for a foreigner here is a condominium apartment. The market offers new towers with small apartments, mid-age buildings near Sukhumvit and older buildings with more spacious layouts. Foreign buyers mostly look at condominiums, because ownership in their own name is possible within the quota.

Studios and one-bedroom apartments are usually bought for personal use or for long-term rental to office workers. Two-bedroom apartments suit families and those working from home. Older buildings can offer more space, but look closely at the condition of common property and lifts and at the size of monthly payments.

Which complexes are in our catalogue

Our catalogue for the district currently includes Life Rama4 – Asoke, an AP Thailand building on Rama IV Road. Apartments for sale and current prices are shown on this page. The district is large, and we also select other buildings on request: tell us your budget, workplace and preferred station, and we will narrow the choice.

What affects the apartment price

The price in the district depends first of all on the distance to the station. Then come the building's age, floor, side, view, layout and the apartment's condition. On Sukhumvit, sellers usually ask noticeably more per metre than on remote stretches of Rama IV, but compare the whole way of life and not only the price.

The view also affects the price, especially of the park, the river or an open horizon. See what stands opposite and what could appear there. In a dense city a neighbouring plot sometimes gets built up after purchase, so we check the surroundings and plot plans where possible.

Another important factor is supply on the resale market. In new buildings owners often sell soon after completion, so the developer's price and the listing price may differ. Before deciding, compare both options by the same area, floor and side.

New build or ready apartment

A ready apartment can be seen in person: the view, noise, building condition and real parking are clear. You can move in or start renting sooner. The downside is that payment usually falls within a short period.

In a building under construction the payment is spread out and the choice of units may be wider. But you buy from a plan and depend on the construction schedule. We will explain what to check for a given project after reviewing its contract.

What to check when buying in Khlong Toei

Road and expressway noise

Windows facing Rama IV, the expressway and large junctions often get constant background noise. Double glazing helps, but the balcony will still be noisier. Visit the apartment at rush hour, not only on a quiet weekend morning.

Orientation

In Bangkok the orientation affects heat in the apartment and the air-conditioning bill. West-facing windows heat up more in the evening. North-facing ones usually get less direct sun. One option is not always better, but consider the heat along with the view.

Distance to the station

Measure time, not metres. Check the walking route, canopies, pavements and junctions. For life without a car this is one of the main criteria, and it often affects future rental too.

Parking

In central Bangkok there are usually not enough spaces for everyone. If you need a car every day, ask about the number of spaces, the rules of use and any mechanical parking. If you have no car, this can rank lower, though it still matters to some tenants.

Maintenance payments

The monthly fee and building fund are calculated by area. It may be higher in new buildings with extensive facilities. Before reservation, ask for the exact amounts and find out which water and electricity bills are separate.

Flooding and the rainy season

In the rainy season some Bangkok streets collect water quickly. See the area after heavy rain or ask residents and the management company. This matters most for low floors and underground parking.

Who Khlong Toei suits

It suits you if you

Consider other districts if you

How a foreigner buys an apartment

A foreigner can buy a condominium apartment in their own name if the building's foreign quota is not exhausted. By law, foreigners may hold up to 49% of the apartment area. The available quota is checked for the specific building and unit, because each building is different. If ownership in your name matters, check this point first.

Funds for a purchase under the foreign quota are usually transferred from abroad in baht or foreign currency, with confirmation of the purpose of payment. This document is needed at the Land Department at transfer. It is best to send money only after agreeing the scheme and the recipient.

The process usually goes like this: choosing the apartment, reservation, contract, payment by schedule, inspection and handover, then transfer at the Land Department. Contracts are in Thai and English, and only these have legal force. A translation into another language is useful, but the signed text is decisive.

The final calculation includes not only the price of the apartment but also transfer fees, the maintenance fee and building fund. Who pays what depends on the contract and project. So we calculate the sum in advance for the specific unit.

We check the seller, documents and quota, show the building in person or by video call and support the deal. Our services are free for the buyer, and the developer's price stays the same as in its sales office.

Renting an apartment in Khlong Toei

The district is popular with office workers and foreigners working in the centre. Near the MRT and BTS, rental demand usually depends on work and study rather than the tourist season. Renting out depends on layout, condition, furniture and the route to the station.

If you are buying to rent out, look in advance at offers in this and neighbouring buildings. Count not only the rent, but also vacancies, furniture renewal, maintenance payments and taxes. We do not promise returns: they depend on the specific apartment, entry price and period.

Short daily rentals in condominiums are often restricted by building rules and by law. It is better to plan on a long-term contract and check the rules with the management company in advance.

Our catalogue currently has no apartments for rent in this district. Write to us if you want to rent here, and we will find options on request.

Life in Khlong Toei: pros and cons

Pros

Cons

Khlong Toei or neighbouring districts

Khlong Toei or Sathon

Sathon is closer to the financial centre and the river, while Khlong Toei offers more access to Sukhumvit and Benjakitti Park. Choose by your workplace and the metro line you will use every day.

Khlong Toei or Watthana

Watthana occupies the odd-numbered side of Sukhumvit and is familiar to many as Thong Lo and Ekkamai. Khlong Toei is across the road, and in daily life the border between them is almost invisible. The specific building matters more than the name of the administrative district.

Khlong Toei or Phra Khanong and Bang Na

Further east along Sukhumvit the city becomes less dense, and the same sum usually buys more area. The price for this is a longer trip to the centre. This trade-off matters especially to those who commute every day.

How we select an apartment in the district

First we ask where you work, how you will travel, your budget and whether the apartment is for you or for rent. Then we keep a few buildings and look at the route to the station, noise, side and view. Only after that do we move on to specific apartments.

If you are abroad, we show the apartment by video call: we go out onto the balcony, open the windows and film the road from the station. This makes clear what a floor plan or advertising photo cannot show.

Before reservation we check availability, the current price, quota and payment terms. After reservation we support the contract, payments and transfer. You can bring your own lawyer, and you will receive the documents in Thai and English.

What to check before reservation: a short list

This list is short, but it removes most disappointments. After checking a building against these points, you will better understand both the price and how you will really live in the apartment.

Seasons and weather in Khlong Toei

Bangkok is hot all year round. From November to February it is usually milder and drier, March to May is especially hot, and rains fall from May to October. Here the season affects not tourist flows, as by the sea, but everyday details: the walk to the station, the air-conditioning bill, the state of the streets after a downpour.

It is useful to view an apartment in the rain. If you cannot, ask us about the specific street: noticeable water problems are usually known to residents and the management company. For daily life, a covered walkway to the station and a canopy over the entrance sometimes matter more than an extra rooftop pool.

Khlong Toei for life without a car

Living without your own car in this district is realistic. The metro covers most trips to work, shopping centres and hospitals, and motorcycle taxis and apps handle short stretches. At weekends you can rent a car if you need to leave the city.

This scenario greatly changes the choice of apartment: parking stops being the main question, and the station becomes decisive. A family with children or someone who often leaves the city usually still needs a car, and then parking and expressway access come first.

Khlong Toei for remote work

If you work from home, the district offers a good mix of services and infrastructure. Nearby cafés and coworking spaces let you change the setting, and new buildings often have work areas. Check internet speed and the provider in the specific building, and for long calls look for a separate bedroom and a quiet side.

A small studio does not suit everyone: when work and sleep share one room, it quickly feels cramped. If you spend all day at home, it is better to compare it with a separate-bedroom apartment; even at the same area, the layout may be more comfortable.

Khlong Toei for a family with children

Three things matter to a family here: the route to school, the apartment area and a place to walk. Benjakitti Park covers walks, and hospitals and shopping centres are close. Area is harder, as new buildings have many compact apartments. A family with one child usually needs to look at two-bedroom apartments, and sometimes at older buildings, where the same money buys more metres.

School buses and private cars add morning traffic on the sois. So drive the route from home to school at the hour you will really do it. Sometimes an apartment in another part of the district wins simply because the child spends half an hour less on the road.

In the building itself, look at the safety of the children's area, the height of railings, the pool and the route from the lift to the parking. On the balcony, check the rails and locks. If the building is near a big street, see how a child will leave the entrance and where the road can be crossed safely.

Khlong Toei for a couple or a single person

One person or a couple usually needs only a one-bedroom apartment. The main questions are different: the commute, evening noise, a convenient kitchen and storage. In a small apartment the layout matters more than a few extra metres, so compare not only the area but also where the desk, wardrobe and bed will go.

See whether the bedroom closes with a proper door or a sliding partition. In the most compact options the kitchen is next to the bed, which makes cooking with strong smells inconvenient. For those who usually eat out this is no problem; for those who cook every day it matters.

Many people like the facilities of a new building: pool, gym, lounge. Visit these areas in the evening and at a weekend. You will see at once how many people use them at the same time and whether there is enough room. This shows real life in the building better than an advertising photo.

How to read a building on the first viewing

Start with the route. Leave the station and walk to the building yourself without getting in a car. Along the way, note the pavement, lighting and junctions. Then look at the entrance: who is on duty, how the key card works, how parcels are received.

In the building, count the lifts and watch the queue at the morning hour. In a large tower with few lifts, waiting becomes a daily irritation greater than it seems at purchase. Go up to the floor, look at the length of the corridor and where the rubbish room is.

In the apartment, open the windows and balcony and listen to the street and neighbouring blocks. Check water pressure, the air conditioners and any traces of leaks by the windows. If the building is already occupied, talk to security or residents: they will quickly tell you about parking, lifts and the management company's work.

Look at the common areas too. Clean lobbies, orderly parking and the state of the pool show well how the building is managed now. This is especially important in an older building, because management also determines how it will look in several years. If possible, ask for a report on the building fund and planned repairs.

Buying for yourself or to rent out: the difference

When buying for yourself, you are choosing habits: the commute, a nearby shop, quiet, the view. You can pay more for a park or open horizon if it truly matters to you every day. You can also choose a further station if a school or work is nearby.

When buying to rent out, look through a future tenant's eyes. Tenants usually care about the route to the station, ready furniture, working air-conditioning and a clear layout. An unusual apartment may please you but take longer to rent. See how many similar apartments are already offered in the building and how long they stay in listings.

For rental, it also matters who will look after the apartment. If you live abroad, someone must meet tenants, check condition, handle breakdowns and receive payments. Include these costs from the start. Management takes part of the income, but without it small problems turn into vacancy.

Count the figures honestly: purchase price, transfer fees, furniture, monthly fee, insurance, income tax, months without a tenant. Only then compare the apartment with other options. Advertised returns rarely include all of this.

Money and documents: what to prepare in advance

Before reservation, prepare your passport and decide in whose name the apartment will be registered. If the purchase is under the foreign quota, ask your bank in advance how it sends a transfer to Thailand and what purpose of payment it will state. Limits and timing depend on the country and bank, so leave time for this.

Before paying, check the recipient's details against the contract. Pay only to an account stated in the developer's documents or agreed in a resale deal. Keep the confirmation of every transfer, as you will need them at transfer of ownership.

On the resale market, the seller's ownership, the absence of encumbrances and building debts are also checked. The management company issues a debt-free certificate, without which the transfer will not take place. A buyer hardly notices these steps, but they are what protect the deal.

After transfer you receive the ownership document for the apartment. You then need to give your contacts to the management company, open or re-register utility accounts and set up monthly payments. If you live abroad, settle this before leaving.

How the district is changing

Rama IV has changed noticeably in recent years. The PARQ and other new office complexes have appeared nearby, along with the renewed Queen Sirikit convention centre and the large Benjakitti Park, expanded on former Tobacco Monopoly land. All this gradually draws offices, restaurants and new residents to the street.

Still, it is not worth buying just for future growth. Change in a city is uneven, and plans can shift. It is far more reliable to see whether you or your tenant will be comfortable in this building today. If the district improves further, that will be a welcome addition and not the only reason to buy.

An ordinary day in the district: two scenarios

The first scenario is a person who works near Asok and lives close to the MRT on Rama IV. In the morning they walk to the station, ride one stop and are at the office in twenty minutes, not counting a queue on the platform at rush hour. In the evening they can go for a run in the park, have dinner near home and forget about traffic. Such a person cares about the station, noise on the chosen side and a comfortable one-bedroom apartment. A rooftop pool and a view are pleasant additions.

The second scenario is a family with a car and a child at school in another district. The morning starts by driving out onto a soi where other cars are already waiting, then the trip along a big road. This family cares about parking, a second bedroom, the route to school and the distance to a hospital. The station matters less, while one good route to the expressway saves a lot of time.

In both cases we are talking about one district, but the suitable buildings will differ. So we do not start selection with a pretty facade or a price per metre. First we work out how your ordinary weekday goes, and only then look at apartments.

If you are buying from abroad

A purchase can be made remotely, but some things should be settled in advance. We show the apartment by video and film what you ask for: the route from the station, the balcony view, the corridor, lifts and parking. It is better to view at different times, because one street looks different in the morning and evening.

Signing documents and the transfer can be arranged by power of attorney if you do not plan to come. It is prepared to meet the requirements of the Thai Land Department, and certification abroad takes time, so start early. It is usually given to a lawyer or another trusted person rather than sorted out at the last moment.

If you do come, plan several days: one for viewings and another to revisit the chosen apartment at a different time of day. On a short visit it is easy to fall in love with a view and miss the noise or the route. A second visit often changes the decision, and it is better if that happens before reservation. Also check the trip from the building to work or school at your usual hour: for life here it means more than a lobby finish or a pretty rooftop view.
