Buy an apartment in The Title Legendary

Nine buildings, A to I, of seven storeys each stand around a 4,595 m² water zone: lagoon pools with bridges, cascades and pavilions. The architecture is the colonial classic The Title turns to on Phuket: white facades with arches, black wrought-iron railings and pavilions with cast-iron columns. There are 637 apartments in total on a 24,519 m² site, so the development is low and spread out, with water and gardens between the buildings rather than parking. The facilities sit in the clubhouse and around the pools: over 35 zones, from a golf simulator and a boxing room to an onsen and a library.

Eight types, per the developer's table: • studio — 31–36 m² • one bedroom — 40–44 m² • one bedroom Max — 44–49 m² • one bedroom Legend — 51–60 m², individual units up to 66 m² • one bedroom Plus — 52–61 m² • two bedrooms — 65–70 m² • two bedrooms Plus — 85–89 m² • two bedrooms Legend — 87–97 m² Legend means extended layouts with larger balconies; Plus adds a separate extra room. The first and seventh floors have a different ceiling height from the floors in between.

The starting price on the developer's price list is 6,153,600 ฿ for a studio of 37 m². One-bedroom Max units start from 6,679,500 ฿, Legend from 6,858,900 ฿, two-bedroom Legend from 12,886,300 ฿, and the project maximum is 14,530,000 ฿. The price per square metre runs from 119,126 to 189,699 ฿ — a wide spread that depends on the building, the floor and the view: apartments of the same size in different buildings differ by 20–30%. The building is complete, so there is no long construction-period instalment plan: reservation, contract and the balance at the registration of ownership. The exact procedure and timing for the chosen apartment are sent together with the price list. Contract payments go to the account of Rhom Bho Property Public Company Limited — a public company, not an intermediary. Payable in addition: • common area fee — 75 ฿ per m² per month • sinking fund contribution — 700 ฿ per m², one-off • ownership registration costs

Apartments are handed over finished. Some units are sold fully furnished, others come with a furniture package — the terms differ by building and by unit. What exactly is included with a specific apartment is confirmed before booking.

The water zone covers 4,595 m² and is laid out as a chain: a lazy pool, a lap pool, a cave pool, a hydrotherapy pool, a jacuzzi, a water slider and a pool slide, fountains and cascades. For children there are a kids' pool, a lagoon, a shallow pool terrace and mini aqua basketball. By the water are a pool bar, a beach terrace, a BBQ area and a multi-function pavilion for parties.

The clubhouse holds the reception and lobby, a library lounge, a co-working area and a meeting room, a co-dining space and a co-kitchen. For sport — a fitness centre, a yoga room, a boxing room and a golf simulator; for leisure — a theater room, a rehearsal room, a game arcade, a kids' club, a sauna and an onsen.

The project stands in Cherngtalay, between Bang Tao beach and the Boat Avenue and Porto de Phuket shopping streets, west of Srisoonthorn Road. The project was built by the Asset Wise group, a listed developer from Bangkok. In Phuket the group operates under The Title brand through its listed subsidiary Rhom Bho Property, which entered the island's market in 2012. The contract and payments are made out to Rhom Bho Property Public Company Limited.

The main argument is that the building already stands. You can inspect the apartment, compare the view with the neighbouring units and start renting it out right after the deal: Bang Tao has demand all year round — holidaymakers by the beach, families here for the Cherngtalay schools, offices and restaurants on Boat Avenue. There is no wait for completion and no risk of the date moving. Buying directly from the developer, you buy their project. Through an agency, you choose the best option among different projects for your goal and budget.
