Buy an apartment in Nai Yang, Phuket

Nai Yang is a quiet coastal area in the north of Phuket, in the Sakhu subdistrict of Thalang. Its beach belongs to Sirinat National Park, so the shore has stayed almost free of building: casuarina trees grow along the sand, behind them runs a road lined with seafood restaurants, and there are no tall buildings by the water. The international airport is a five-minute drive away, Mai Khao — the longest beach on the island — stretches to the north, and the bay of Nai Thon lies to the south. Property here is chosen by those who value a calm shore, greenery and a short run to the plane rather than a concentration of nightlife.

Why this district

A national park beach

Nai Yang is part of the protected Sirinat area, and that shapes the whole character of the district. The shoreline is not built up, casuarina trees stand along it and give shade for most of the day. A coral reef lies about a kilometre offshore and absorbs the swell, so the water here is calmer than on the open beaches of the west coast. For the same reason the area stays low-rise: next to the park and the airport zone, tall construction is restricted.

Five minutes to the airport

Phuket International Airport sits directly north of the district. The drive to the terminal takes only a few minutes, and that is a rare combination on the island: closeness to the airport usually comes at the price of distance from the sea. For owners who fly in regularly or rent their place out nightly, this location removes the main practical headache — the long transfer with luggage across the whole island.

Everyday infrastructure close by

For all its resort character, the area covers daily needs. Seafood restaurants work along the beach, with the Ching Pla fish market nearby. A few minutes away are the Mingle Naiyang and Mingle Vibe malls, supermarkets and convenience stores. Medical services, international schools and the Blue Canyon golf club are all within a short drive around the north of the island.

Few new projects

Nai Yang is being built up markedly more slowly than Bang Tao or Kamala. The protected status of the beach and the proximity of the airport limit both height and footprint, so few new projects appear here and they are usually low. For a buyer that means less choice, but also fewer neighbours per square metre and a fair chance that the view and the quiet will survive the next tower.

FAQ

Where is Nai Yang?

Nai Yang lies in the north of Phuket, in the Sakhu subdistrict of Thalang. Mai Khao is to the north, Nai Thon and Layan to the south. Phuket International Airport is immediately north of the district, a few minutes away by car.

How is Nai Yang different from Bang Tao and Kamala?

Mainly in density and character. Bang Tao is a large resort cluster with Laguna Phuket, shopping streets and a wide choice of new projects. Kamala is more compact and built around a single bay. Nai Yang is quieter than both: its beach is inside a national park, building by the sea is not allowed, there are no tall blocks, and the number of projects is noticeably smaller. In return the area offers proximity to the airport and a calm shore.

Can a foreigner buy an apartment in Nai Yang?

A foreigner may own an apartment in a registered condominium provided Thai law is complied with and foreign quota is available. Under the Condominium Act, the combined share of apartments owned by foreigners is limited to 49% of the total apartment area in a given condominium. Some projects also offer other ownership structures, including leasehold. We verify the terms for the specific unit and contract before any deposit is paid.

How much does an apartment in Nai Yang cost?

There is no single price for the area. It depends on the project, the size, the floor, the view, the distance to the sea, the construction stage, the specification and the form of ownership. Because few new projects are built here, the spread of offers is narrower than in Bang Tao, and it is worth comparing not only the price per square metre but also the payment terms, the running costs and the facilities of the complex. Current offers are collected in the cards on this page.
