🏠 Two levels
The lower level is the social one: living room, a dining table for eight, kitchen, two bedrooms with their own bathrooms and a guest toilet by the entrance. From there the staircase leads up.
The upper level belongs to the owners: a bedroom with its own sitting area, dressing room and bathroom. Guests and children stay downstairs — the private part is separated by a floor, not by a door.
Above the living room there is no slab: the ceiling rises to the full height of two storeys and the window runs the whole way up with it.
🌊 Jacuzzi and the bay
The balcony faces Pattaya Bay and holds a jacuzzi — not in the bathroom but out in the open, with a view over the water and the city.
The penthouses occupy floors 37 to 40; above the residential part there are only technical and club levels. Nothing stands above these windows.
The floor-to-ceiling glazing of the double-height living room makes the bay part of the interior: you see it from the sofa downstairs and from the upper level alike.

The apartment is handed over fully finished, so no renovation is needed:

💰 Price and installments
49 940 000 ฿ according to the developer's price list. The penthouse is available under both the Foreign Quota and the Thai Quota; terms for the specific unit are confirmed before reservation.
Payment is spread across the whole construction period with no interest and no bank involved: 200 000 ฿ reservation, 30% on signing the contract, then five payments of 11% every five months, and the remaining 15% on handover of the keys.
On top of the price: 1% ownership transfer, a one-time Sinking Fund contribution of 600 ฿/m² and a maintenance fee of 55 ฿/m² per month, with the first year paid in advance. Water and electricity meters and cable TV are connected separately. The price follows the developer's current price list; we confirm the up-to-date figure before reservation.
⭐ Why a penthouse
The double-height living room is the only format in the project with a two-storey ceiling. Every other layout has standard height.
A jacuzzi on an open balcony overlooking the bay: in Pattaya condominiums this is rare, as the jacuzzi normally sits in the shared facilities.
The master bedroom is placed on its own level — the way it is done in houses rather than apartments.
There are only eight of these penthouses, four in each tower. It is the rarest unit in the project.

🏢 About the complex
Grand Bay View is two towers connected by a bridge, with the facilities divided between them: pool and thermal area, fitness and yoga, kids club, coworking, Sky Club and restaurants on the upper floors.
