Renting an apartment in Pattaya for the long term is the smartest first step: both for those relocating here to live and for those scouting an apartment to buy. Below are real prices from our catalog, standard terms, and the pitfalls worth knowing about before signing a contract.

Check the electricity tariff before signing: in some buildings you pay the government rate, while in others the management company charges its own, higher rate.

Deposit and Prepayment

The standard arrangement at move-in:

  1. First month's rent — in advance
  2. Security deposit — two months' rent

So for a rental at 24,000 ฿/month, you pay 72,000 ฿ at move-in. The deposit is returned when you move out after an inspection of the apartment — minus any unpaid bills and damages, if any. Document the condition of the apartment at move-in: dated photos are the best argument when reclaiming your deposit.

Terms: from 30 days

The minimum term for a long-term rental is 30 days: this is precisely the threshold above which renting housing in Thailand does not require a hotel license. The classic contract is 6–12 months, and the longer the term, the lower the rate.

Rentals shorter than a month are a separate matter: some of our apartments are also available by the day, with prices calculated on request. On every rental listing there is a "Calculate cost" button — select your check-in and check-out dates, and the calculator will determine the rate and show the total amount.

Contract and Documents

To sign a contract, the tenant needs only a passport. The contract is drawn up in English (bilingual on request) and specifies the term, rate, deposit, electricity and water tariffs, and termination conditions.

Good to know: long-term lease agreements for a term of over three years are subject to registration with the Land Department along with a 1.1% registration fee — but this does not apply to an ordinary 6–12 month rental. Frequently Asked Questions

Are pets allowed? It depends on the building: in many condominiums pets are prohibited by the rules, while some allow small breeds. Tell us about your pet right away — we'll narrow the search to suitable buildings.

Can I view the apartment before moving in? Yes, and you should. We show the apartment in person or by video call if you're not in Thailand yet.

What if I need to move out early? Early termination conditions are set out in the contract. As a rule, if you move out before the end of the term the deposit is not returned — another reason to honestly assess the term before signing.
