The legal name is Estate Creation Co., Ltd.; on the market the company is known as EC Group. It started work in 1988 and was registered in 1994, with its office in Si Racha. The chairman of the board is Meechai Chunharakchot. EC Group builds only low-rise housing: detached houses, twin houses and townhouses — there are no condominiums in its portfolio. The group includes 17 companies with a combined registered capital of 1.8 billion baht, with 12 projects and 2,349 homes under development worth 8.4 billion baht in total. Its footprint covers Pattaya, Si Racha, Bang Lamung and Bo Win in Chonburi, Muang Rayong, Nikhom Phatthana and Thap Ma in Rayong, and Bang Pakong in Chachoengsao.

The company works in product lines. The Mix is its mass-market line of townhouses and houses from 1.35 million baht. Pano covers the mid-range with contemporary architecture. The Masters in Si Racha is a gated estate of large homes that won the PropertyGuru Thailand Property Awards 2020 as the best housing development on the Eastern Seaboard. Windemere in Pattaya is the company's new flagship and its most expensive project: 65 detached houses of 329 to 704 m² on plots of up to 1,200 m², 400 metres from Mabprachan Lake. The architecture is tropical modern with Art Deco details, and the single-storey models come with a private pool. The company does not leave the estate after handover: EC Group manages the common areas first, then the residents' association takes over. Repair and warranty requests go through the EC Care service, where the status of each request can be tracked online.

Windemere is an estate in the Mabprachan area in the east of Pattaya, built as two separately gated phases of 35 and 30 houses. Inside there is a clubhouse with a gym, a yoga room, a swimming pool over 20 metres long, a kids' lounge and a putting green, with round-the-clock security and a perimeter covered by the LIV-24 system. The company's other projects are in Si Racha, Bang Lamung and Rayong, 20–60 km from Pattaya, aimed at families working in the Eastern Seaboard's industrial zones. A foreigner acquires a house with land differently from a condominium apartment. The building can be owned outright, while the land is held through a long-term lease or a Thai company; another option is buying in the name of a spouse with Thai citizenship. Which structure to choose depends on the buyer's goals, and we go through this before any deposit is paid. Estate maintenance is charged on the plot area and paid in advance: at Windemere it is about 12.5 baht per square metre of land per month, paid for five years at once on handover. Mabprachan is the eastern part of Pattaya around the lake of the same name, 10–12 km from the sea. The area is made up of private housing estates, with five international schools within 12 km and Siam Country Club golf courses 4–8 km away. People move here as families and for the long term, not for the season. Si Racha and Bang Lamung lie north of Pattaya, near Laem Chabang port and the industrial zones. Rayong and Chachoengsao are further along the Eastern Economic Corridor.

EC Group houses in Pattaya are a purchase for living in or for long-term rental. At Windemere, daily and hotel-style rentals are prohibited by the estate rules, so returns cannot be calculated on a holiday-rental basis. Long-term rental demand in Mabprachan comes from families with children in international schools and professionals on contracts in the region. Returns should be calculated for a specific house and plot; they cannot be promised in advance.
