Buy an apartment in Jomtien 500 metres from the beach: Embassy Life Pattaya — a high-rise by Empire Group, fully furnished apartments, a 70-metre pool and more than 20 wellness spaces. The bulk of the units sold before work even began on site. Foreign Freehold ownership, 0% instalments until handover, payments every six months for the whole of the construction period. Below: the layouts, how the quotas work and why you come across prices online that are lower than the one in the listing.

🏙 About the project

There is one building, but it is divided into sections A, B and C. The side wings are lower, while the central section rises noticeably higher — the number of floors and sections is given in the listing fields. It is a high-rise building: from the upper floors the view carries over the nearby buildings, out to the sea and across the city, rather than into a neighbour's wall. Exactly what you can see from a particular floor is something we check against the site plan before you reserve. This is a large plot, not an infill site squeezed between other people's buildings: there is room for both the long pool and landscaped courtyards. The plot size is given in the listing fields.

📍 Location and roads

The building stands on Jomtien Second Road. This is a wide street where the traffic actually moves, not a narrow soi that takes an age to get out of. Getting out onto Sukhumvit is easy. In terms of distance it sits halfway between central Pattaya and the marina: neither is a long drive. The beach is 500 metres away, the road runs straight down to Beach Road, and there is a water sports centre on the seafront. Restaurants, markets and international schools are all around. For medical care there is Bangkok Hospital Pattaya and Jomtien Hospital nearby. Terminal 21 and Central Festival are a short drive away.

🚉 Monorail — plans only

The developer's brochure shows a station on Pattaya's future monorail line right by the entrance. This is a city project: both the route and the timing may change, and the decisions are not the developer's to make. It is not worth treating the station as a guarantee. The sensible approach is simple — buy as though the monorail will never be built. The location works without it. If the line does appear, it will be a welcome bonus for liquidity.

🏊 70-metre pool

The main pool runs for 70 metres alongside a sculpted colonnade. That is a rare length for a building in Jomtien: in a pool like this you can actually swim lengths rather than turn round every three strokes. There is a champagne bar at the water's edge. There is also a Hydroflow unit — a counter-current for swimming on the spot, useful when the pool is busy. On the roof there is a second pool and an infinity garden looking out over the coast. In practice these are two quite different scenarios: noisy and crowded below, quiet above.

💆 Over 20 wellness zones

Wellness here is given its own separate spaces rather than reduced to a single sauna next to the changing rooms. Inside the building: the Cave Pool grotto pool, the Never-Ending World floating pool with sky projections, a salt cave, the Crystal Labyrinth jacuzzi, a Hollywood sauna and a holistic spa. Separately there is a meditation and yoga room, a beauty salon with a nail bar and an interactive room. It is worth understanding in advance: facilities on this scale give you quality of life, but they are also maintained out of the monthly service charges.

💼 Lobby, lounges, leisure

A business lounge with meeting rooms — for those who work from Thailand and would rather not take calls from the kitchen table. Next to it there is a games room for families and shared relaxation areas. The lobby houses the French patisserie Vanilla Atelier. A small thing, but it is exactly this sort of detail that creates the feel of a hotel: somewhere on the ground floor to come down to in the morning, instead of an empty hall with a security desk.

🧾 Foreign Freehold

Foreign Freehold is full ownership in a foreigner's own name: perpetual, inheritable, with the condominium unit title deed in your hands. Under Thai law no more than 49% of a building's residential area may be held on this basis, which is why the foreign quota is limited and sells out faster than the Thai one. The Thai quota is cheaper, but a foreigner can only buy into it through a Thai company or on a leasehold basis. Both are workable structures, but they come with a different level of control and different ongoing costs. We work the difference out in advance, before you reserve.

💳 0% instalment plan

Foreign quota: a reservation deposit of ฿50,000 (counted towards the price), 27% within a month, 48% in equal payments every six months over the construction period, 25% on handover. Thai quota: ฿50,000, then 25%, a further 25% by instalments and 50% on handover. The 48% is divided into equal six-monthly instalments spread across the whole construction period — the earlier the stage, the longer the schedule and the smaller each payment. The developer charges no interest. If you need a payment schedule spread over a longer period, look at the projects in the series at an earlier stage — we will compare them against your own timings.

🏷 Launch price

Agency adverts still show Embassy Life studios at around ฿2,850,000 — these are old price lists that nobody has updated. The developer has not had prices like that for a long time: the project went on sale at under ฿3,000,000 for a studio and has risen considerably since. The current price is in the listing above, and we will send the full price list with availability on the day you get in touch. If you see a figure anywhere that is lower than the one in the listing, the explanation is almost always the same: it is an archived advert.

📉 How sales are going

The bulk of the units sold before work even began on site — for Jomtien that is a strong signal: people were buying off-plan, on the strength of the developer's name. The other side of that: the choice narrows, and the foreign quota and the popular layouts go first. What is available and at what price is shown in the apartment listings for this project; for the rarer formats, check before you place a reservation deposit.

🗓 Timeline

The construction start date and the handover date are given in the listing fields. The wait will be a long one: you pay not only with money but with time, and in return you get an early-entry price and a payment schedule stretched across the whole construction period. If you need a home for a quick move or to let out in the coming season, look at completed buildings.

🎯 Who it suits

It will suit you if you are buying with an eye on the future: ready to wait for construction to finish, keen to spread the payments and to end up with the fullest possible set of facilities. A high-rise format with a large number of neighbours and shared areas is about life in a resort-style building, not the quiet of low-rise housing. It will not suit those who need the keys within a foreseeable timeframe, or those who do not cope well with crowded shared spaces. In Jomtien the group has neighbours from the same series: Embassy Pattaya, a low-rise building with a French garden in its courtyard; Embassy World Pattaya, a resort complex with a lagoon, the closest of them to the sea. It makes sense to compare them with each other before you reserve.
