⭐️ The only Banyan Group development in the city
Lunique has one verifiable distinction, and it is a substantial one: Skypark Lucean is the first Banyan Group branded residence in Pattaya and the group's only development in the city. The project has a page of its own in the group's Banyan Group Residences catalogue, in the Thailand section — which means the partnership is confirmed by the side that supplies the brand, not by the seller alone.
Skypark is one of the group's twelve brands, alongside Banyan Tree, Angsana, Cassia and Laguna. This is a residences line rather than a hotel one: high-rise buildings with shared spaces on the upper levels. The brand has four projects in all — two in Phuket, one in Malaysia and this one in Pattaya.
What the brand gives in practice: the group's architectural and engineering requirements, the design of the shared areas and building management to its standards after handover. What it does not give is guaranteed rental income — there is nothing of the kind in the list of what Banyan promises an owner.

Lunique Real Estate Co., Ltd. was registered on 14 July 2016 under registration number 0125559017832, which can be used to check the company in Thailand's register of legal entities. Its registered capital is 800 million baht, paid up in full, and its status in the register is active.
The capital is divided between Thai and Chinese shareholders: 61 per cent belongs to the Thai side and 39 per cent to the Chinese side. The head office is in Chonburi at the project address, with a branch in Bangkok on Thonglor. The company is headed by Uradee Kunkiratiyut.
Alongside development, the group runs a service arm, VIRIUM Estate Management: sales and rental management, project marketing and asset management in Pattaya and the surrounding area.
🏆 No completed buildings yet
This is the main thing to know before any conversation about buying. The company has been in business since 2016, but its only multi-unit project received environmental impact approval in 2020 and is still under construction. The state EIA register lists exactly one approved report for the company. It has no completed residential complexes by which the quality of its delivery could be judged.
Every developer starts this way, and the formal side of the project is in order: the environmental assessment is approved, the construction permit has been issued, the first phase is run by Pornphranakorn — a contractor with large projects across the country — and the architecture is by TANDEM ARCHITECTS. But it is fairer to a buyer of off-plan housing to know this in advance than to hear general assurances with not a single completed building behind them.
Our approach here is simple: we look at the specific project, its stage, the documents and the entry price, not at how long the company has existed.
🏢 The developer's projects
Skypark Lucean Jomtien Pattaya is the flagship on Jomtien Second Road. The first phase consists of two towers: A with sixty storeys and B with thirty-one. Layouts run from studios to three-bedroom apartments and penthouses, and every apartment faces the sea. The shared areas are spread up the building: the children's area and the pools on the sixth floor, the yoga zone on the twenty-ninth, a pool and library on the thirtieth, a lounge on the thirty-first, a gym with sauna and coworking on the forty-eighth, and a bar with pool and garden on the forty-ninth.
Lucean Bay Jomtien Pattaya is the second phase on the neighbouring plot, another sixty-storey tower. It passed the environmental assessment together with the first phase: the amended report of February 2025 covers both parts. One important caveat: Lunique is developing the second phase under its own concept, and the Banyan brand does not extend to it.
The Scholar Don Mueang is neither Pattaya nor a condominium: fourteen private houses on a three-rai plot in Bangkok, in two types, with five bedrooms and with six. The exclusive sales agent is Knight Frank Thailand. For us this project is telling because it shows the company works beyond the resort market.
📍 Where it builds
All of Lunique's Pattaya development is concentrated in one place — in Jomtien, in the Nong Prue subdistrict of Bang Lamung district. Both phases stand side by side, a few hundred metres from the beach, in a densely built-up part of the coast with established infrastructure: shops, a market, cafés and schools within walking distance or a short drive.
Administratively this is Jomtien proper, not Na Jomtien: the latter belongs to Sattahip district and lies noticeably further south. The difference matters — the two neighbourhoods differ in prices, in building density and in what stands nearby.
💳 Purchase terms
The scheme is the standard one for off-plan housing in Thailand: a reservation, the contract, scheduled payments during the construction period and the final settlement on handover of the keys. The reservation amount depends on the type of apartment, and the schedules for the foreign quota and the Thai quota differ noticeably — both in the first instalment and in the number of payments.
We quote exact percentages and sums from the developer's schedule in force at the time you approach us: the terms are revised from time to time, and taking them from someone else's listings makes no sense. The additional costs on this project are the common area fee per square metre, a one-off payment into the sinking fund and the fee for registering the transfer of ownership.

📈 For an investment purchase
A meaningful conversation about investment starts not with the developer but with a specific apartment: the floor, the view, the size, the entry price and the stage of construction at the time of purchase. The same project produces very different outcomes depending on exactly what you buy and when.
What can be said without guesswork: the complex stands in the first line of development at Jomtien, every apartment faces the sea, and the group's brand affects how the building will be managed after handover. We make no promises about returns, and we suggest treating anyone who does make them with caution: a guaranteed rental income is a term of a particular time-limited offer, not a feature of the real estate itself.
One more thing that is easy to miss: several high-rise buildings stand near the plot, so the view from the lower and middle floors will be partly blocked. The unobstructed panorama begins higher up — when choosing a unit this is worth checking by the floor, not by the render.
