Aquarous and Thailand Long Stay: what the developer covers
Asset Wise pays buyers at Aquarous Jomtien the enrolment fee and the first year of participation in the Thailand Long Stay programme. We look at what the package includes and what the owner pays.
Asset Wise offers buyers of apartments at Aquarous Jomtien Pattaya the Exclusive Long Stay Privilege programme: the company pays the enrolment fee and the annual fee for the first year of membership of the government-run Thailand Long Stay programme. The programme partner is The Thailand Longstay Company. We set out what the package includes, what remains the owner's responsibility, and why a fee paid is not the same as a visa granted.
What the developer actually offers
The poster calls it company-sponsored support for the Thailand Long Stay Visa Program: the developer backs your entry into the government's visa scheme.
The visa is granted by the government under its own rules, while the developer pays the enrolment fee and the first annual fee. The poster does not say who prepares the paperwork or submits the application — ask the developer and the programme operator.
The offer is aimed at buyers who plan to spend long stretches of the year in Thailand. But buying property in Thailand does not in itself give any right to a visa and has no bearing on the decision on an application. The programme sets its own requirements for applicants, quite separately from the purchase of the apartment.
The poster states a visa term of 12–15 months and membership for 20 years. The poster does not explain how the visa is renewed over the life of the membership: each renewal is considered by the Thai Immigration Bureau under the rules in force at that time, and it is not automatic. The term of membership and the term of the visa are not the same thing.
What the developer's package includes
- The enrolment fee is paid by the company — a one-off payment for arranging membership.
- The annual fee for the first year is included — the first year of participation does not have to be paid for.
- Airport Fast Track — fast-track clearance through immigration on arrival. The poster does not set out what the service covers or how you obtain it — ask the operator.
- Priority processing — the application is handled in a priority queue.
- Family members may qualify too — the poster says only: eligible for family visa. How many people can be included, and which relatives count, is set by the programme and by Thai law, not by the developer: check the composition of the family and the documents with the operator.
What the company pays and what you pay
The small print marked with an asterisk is straightforward: the membership fee and the first year's annual fee are both included. From the second year onwards the annual renewal fee is paid by the owner.
| Item | Who pays |
|---|---|
| Enrolment fee for membership | The company |
| Annual fee for the first year | The company |
| Annual fee from the second year onwards | The owner |
Budget for that annual fee alongside your other running costs from the outset; the operator sets the amount.
Multiple entry
The multiple-entry rights shown on the poster mean you do not have to apply for a fresh permit every time you leave the country: the visa stays valid for as long as it has left to run. How long you may stay on each entry — and whether you are admitted at all — is for the Thai Immigration Bureau to decide.
The Aquarous Jomtien Pattaya project
Aquarous is an Asset Wise project in Jomtien, 500 metres from the beach. Two buildings of 44 and 47 storeys, 606 residences on a plot of 9,600 m², of which 5,500 m² is given over to amenities. Around 85% of the residences have a panoramic sea view; apartments are handed over fully fitted, with the developer's furniture package included. The architecture was recognised at the PropertyGuru Thailand Property Awards 2024. Address: Nong Prue, Bang Lamung, Chonburi.
Layouts and photographs are on the Aquarous Jomtien project page.
About Asset Wise
Asset Wise was founded in 2006 and works in Bangkok, Pattaya and Phuket. It is the only publicly listed developer in our catalogue: its shares trade on the Stock Exchange of Thailand under the ticker ASW, and a listed company must publish its accounts — so buyers can check the figures for themselves. The profile and other projects are on the Asset Wise developer page.
Five apartment types in the project
Prices are taken from the developer's price list for both quotas and are to be checked against the version in force.
| Type | Area | Foreign quota | Thai quota |
|---|---|---|---|
| 1 Bedroom Superior | from 34.7 m² | from ฿4,800,000 | from ฿4,440,000 |
| 1 Bedroom Deluxe Suite | 47.7–76.4 m² | from ฿7,270,000 | from ฿6,730,000 |
| 2 Bedroom Executive | from 79.75 m² | from ฿13,130,000 | from ฿12,140,000 |
| 3 Bedroom Premier Suite | 173.8 m² | from ฿36,960,000 | from ฿34,220,000 |
| Penthouse, 47th floor | 315.9 m² | ฿75,000,000 | not published |
The lowest entry price in the project is a 1 Bedroom Superior from ฿4,800,000 on the foreign freehold quota. Check with the developer whether the offer covers every unit type.
How payment for the apartment works
Foreign quota: 30% within 30 days of reservation (the reservation fee counts towards that 30%), then 20% by instalments — three payments of 6.67% every six months, with the remaining 50% on handover of the keys. Thai quota: 20% within 30 days of reservation, 15% in equal monthly payments, 65% on handover of the keys.
Reservation fee: 1-Bedroom — ฿100,000, 2-Bedroom — ฿200,000, 3-Bedroom — ฿300,000, penthouse — ฿500,000.
What matters to understand about the visa
- This is a long-stay visa, not residency. Thailand Long Stay does not give the right to reside in the country permanently and does not lead to citizenship. It is permission to stay in Thailand for long periods, not tied to employment or study as the ground for the visa.
- The Thai government sets the terms — and can change them. The programme is administered by The Thailand Longstay Company with the participation of the Ministry of Tourism and Sports and the Thai Immigration Bureau. The decision on an application rests with the competent Thai authorities, and the fees paid by the developer do not guarantee a favourable outcome. Requirements, timescales and fee levels can all change, and the programme itself may be reworked. This article describes the developer's promotion as at the date of publication and does not constitute an offer.
- The requirements for the applicant are confirmed by the operator. Age limits, financial requirements, the documents required and any other criteria are set by the programme itself, as they stand on the date you apply. The poster does not set them out — check with the operator, The Thailand Longstay Company.
- The developer's offer also has its limits. The poster's disclaimer is brief: the programme's terms and the requirements of the Thai authorities apply.
Buying an apartment and obtaining a visa are two separate procedures, with different parties and different time frames. How the obligations under the sale and purchase agreement relate to the status of a visa application depends on the terms of the particular contract: check this with your lawyer before signing. How to clarify the details
We can go back to the developer for the current Exclusive Long Stay Privilege terms: what the package covers, what the programme requires of you, and what you will pay from year two onwards. Get in touch and tell us which unit type you have in mind, and how many months a year you expect to spend in Thailand.
