East Pattaya is the area beyond the Sukhumvit highway, inland from the sea, around Mabprachan Reservoir. Development here takes the form of private housing estates with land rather than towers: quieter, more spacious and greener than the coast. The beaches are 15–25 minutes away by car, with international schools and the Siam Country Club golf courses close by.
The area is built up with private housing estates: each house has its own plot, its own driveway and its own garden. There are almost no condominiums here, and that is the main difference between East Pattaya and the coastal districts.
The reservoir, with its jogging and cycling paths, is the heart of the area. Restaurants and cafés line it, and in the evening it is residents of the nearby estates who walk here, not tourists.
There are five international schools within about 12 km of Mabprachan, including Regents and Rugby School Thailand, and the Siam Country Club courses are a few kilometres away. That is why people move here as families and for the long term.
Houses here are rented for a year or longer: by families with children at international schools and by professionals working in the region on contracts. The area lives on owners and long-term tenants rather than seasonal visitors.

Mostly houses with land in gated estates with security and shared grounds. There are few apartments in the area, so buyers choose differently here: not by floor and view, but by the plot, the house layout and the estate itself.
The building is registered to the buyer, while the land under it is held on a long-term leasehold or through a Thai company. The structure depends on the particular estate, and you should go through it before paying a deposit, not after.
Yes. There is almost no public transport in the area; people get to the beach, shopping centres and schools by their own car or by taxi. Most estates are designed for two or three cars at each house.
